as for the move of Manifest Digital from Locust, I think it is a short term loss for downtown, but in the big picture I think it is good to quickly fill up Cortex.... Cortex success I think is the key for everyone in tech in Saint Louis. If it really becomes an "it" place nationally, that will spill over throughout Saint Louis and the downtown tech scene will be better for it. So I think the benefit is more added employees through the move and helping secure the rapidly growing reputation of Cortex... by filling up @4240 more quickly, construction can move forward more quickly on the other spaces.

Boeing is good news for Cortex and the City but I'm not that excited about it. For me It doesn't fit with the life science focus of the area and this is really a new development of old news. When Wexford mentioned two Fortune 100 companies I was hoping it would be someone new to the scene.

Still, good to see the city get the jobs.

I'll go onto to say its great that Boeing is investing and putting these jobs in the city so thats a plus all around but yes finding companies from outside the region will give us bigger momentum.. I'm sure Wexford and Cambridge are marketing St.Louis in a very positive way to lure possible companies from out of state to set up shop here its only a matter of time!

Great news.

If it comes to fruition as reported, one of my hunches (Boeing's IT Center of Excellence) turned out to be correct. Although I would love hear Apple, Google, Amazon make an announcement for CORTEX next, I really do think Pfizer could be the next announcement - if negotiations go well. Just a guess.

No matter what, this is excellent news. To me, although Boeing has had a presence in St. Louis for quite sometime with the acquisition of McDonnell-Douglas, I see the IT operation as new for the region - and Boeing's reported selection of St. Louis City for this operation is the icing on the cake.

Boeing IT's tenancy as well as CIC's presence at CORTEX will be a driver for more tech jobs in CORTEX. The residual impact for the Central Corridor will be enormous especially if Boeing's IT job numbers get up to the projected 1,000. I could be getting ahead of myself, but even if just 400 of those people chose to live in the city with their family that's a big positive for housing development, retail, restaurants etc. I could see schools like Cardinal Ritter Prep, Rosati-Kain, SLUH, St. Mary's and DuBourg gaining students.

I could see Mid-County benefiting as well.

Last, I see CORTEX as an innovation district. Yes, at one time, life sciences was the goal for CORTEX especially with it being anchored by the medical centers, but a few nationally and internationally-respected tech firms have been spawned out of incubators at CORTEX (aisle411, Yurbuds, MulticoreWare, TradeHarbor). I still see CORTEX as remaining largely a bioscience/agri-science district, but if Google or Boeing IT wants in, who would be foolish enough to turn them away.

It'll be tricky because you don't want to run away other types of firms (financial services, government, energy, ad and architectural etc.), but I think it is time for St. Louis to start seriously promoting downtown as the region's IT hub.

A few more things.

1. It is time for CORTEX, the City and Metro to move faster on the new CORTEX MetroLink Station. It needs to be extra special when designed.

2. Plans for hotels (not dinky, low budget ones) need to appear.

3. Come up with a security plan for CORTEX. Will Cortex have its own security supported by city police or what?

4. Improve streetscape, treescape. It's beginning to happen, but banners and signage strengthening the district's identity could go a long way towards more credibility and vitality.

5. Do something with that damn grain silo and its grounds. Perhaps painting "CORTEX" on it and adding LED lighting would clean it up. Have LED light shows on it OR tear it down for future development opportunities. Here are ideas floated by Ted Wight.

6. Midtown Station has to become more special than initially planned.

7. I hope the new buildings are sleek - even if they are low and mid-rises. So far, Wexford has gotten the other buildings right. Please.............. no simple boxy buildings.

The new buildings and garage are likely to be visible from the interstate, so make them good. Plus, I am guessing Boeing would like to have its name prominently on the building.

Cortex needs a signature building with some heigth that says, "We're Cortex, and we're right here!"

Signature buildings are expensive. Purchasing the rights to advertize and spruce up the grain silo, as has been discussed alot, would be great marketing for the area and the city as a whole.

I love to see that large grain silo say St.Louis or Gateway City in led lighting.. Roads like Sarah Taylor Forest Park Clayton Boyle that lead into Cortex should have premiere signage saying Cortex innovation district of some sorts

For the newly constructed bridges over 40/64, it would have been nice to have a bit of aesthetic treatment giving a nod to the district.... microscopes, etc. btw, they are moving superfast on the Tower Grove and Boyle bridges.

I suppose also this is why it is important to wait for the "official" announcement.

Still, I think this is big news for CORTEX. :)

To have the Boeing name there should send a solid message to other potential high-profile tenants.

Hopefully, this smaller move will inspire Boeing to put the IT Center in CORTEX.

Space is filling up fast, it seems. And why are there no current @4240 facility photos available on Facebook, Cortexstl.com, Twitter etc.?

I really like that idea.

Honestly........you should tweet or email Dennis Lower at CORTEX and the alderpersons with your idea.

I have sent suggestions to Mr. Lower and he's very responsive, friendly and professional.

Money might be an issue, but perhaps Washington University or BJC would pay for it.

That concrete bridge definitely could use some branding.

This is from the Capital Improvements bill (HB 2021) which was sent to the Governor's desk yesterday. He is expected to sign.

So, Section 21.120 provides 11 million for a Metrolink station at Cortex, which was already planned but unfunded. It's projected cost was 9 million.

And Section 21.125 provides 8 million to UMSL(pretty sure) for vague purposes. I suspect it might be for their proposed biotechnology degree program. I also readsomething else about Techshop. Anyone else have any other thoughts or knowledge?

Also, I think this Metrolink station will be key in getting developers to invest more heavily around the CWE and beyond, along the Metrolnk lines.

My understanding is that the building is now almost fully leased up with cafes and the like to occupy the remaining 30%. I wouldn't be surprised to see that this funding is appropriated to the next Wexford construction project and have the program housed there.

AB Mauri is moving to @4240, leasing 23,000 sq. ft. on the first floor. It currently is in Chesterfield and has about 60 employees.

Lots and lots of progress in the Greater Cortex area.... exterior skin is wrapping up on Shriner's, grass sod was laid yesterday in part of the Cortex Commons and the rest of the Commons is taking good form, Boyle is closed at Duncan for utilities work, McKinley Research and STLCOP sites are moving ahead full bore and some site work appears to be getting started on IKEA. Tower Grove and Boyle bridges are almost completed, the Hilton Home 2 Suites site is getting started, work on the West Pine and Standard apartment projects is moving along at an impressive rate and rehab of the Gerhardt Block has begun. Sweet times!

As far as I can tell, work hasn't started on the Crescent Building residential yet, but hopefully work on that and an announcement on the Silo Lofts project (possibly the "huge" nextstl announcement?)will be forthcoming.

Now if they could pull off a big out of town biotech relocation and or expansion so they can break ground on 500,000 sq feet phase IV, Anyone remembers off hand, is it is June or July that they close on the US Metals property purchase? I think it is June but not sure. It will be interesting to see how fast they demo after the close.

Also, any opinions on who will put forth a hotel proposal first - CORTEX as part of phase V or Drury on Kingshighway/FPSE or the chance they can score a new BUNGE NA HQ.
