I disagree, I think Cortex will be a relatively dense TOD. It looks like Duncan is already starting to get a canyon effect. I'll wait until full build out before judgement, but I actually think Cortex is doing well. Throw in some mixed use residential and it gets really interesting. Cortex shows what we can do in the urban core with good partners, forward looking planning, and new infrastructure.

This is a good take.  I like the silver CORTEX letters at the intersection too.  I hope there are still plans for a vertical one along 40 near the Koman building that I saw in a rendering.

Perhaps an indication to build later on the corner can be found in how this building's numbered 4210, not 4200. 

Meanwhile, it looks awesome. Looking forward to seeing this getting going as Cortex K is being built simultaneously.

It's a crappy rendering meant to show you the building, not the surroundings. I am sure there will be higher quality renderings of this building prior to the start of construction, which I could see happening next Spring.

^ I think the PD article notes the owners want to have it ready for 2021.  Could you expect ground to be broken sooner, say early to late fall to get foundation work underway.

Some really special developments are happening in St. Louis. We should be happy. Obviously St. Louis is a slow growth region, but when compared to many of our peer regions St. Louis has some really interesting developments going on.

The Sandcrawler! I love it! Of course . . . I'm in the camp that calls 100 the Magazine Rack. (Loving it the whole time.) This is a great design and I look forward to seeing it go up. And if they do build something else on the corner lot, I very much hope it doesn't obscure the "sandcrawler" lean, that it respects that.

In my opinion, and my guess, I think this will use steel. Foundations will be drilled fairly fast and other site prep will take roughly half a year. For a Spring start, that pushes you back to Fall 2020. Throughout the winter and into Spring 2021, steel will rise. The facade wouldn't be too far behind. All in all, I saw November/December 2021 opening. It's a big project but steel goes up fairly quick. I could be entirely wrong though. If they start in the fall, I would be happy.

Anyone with insight on where Koman and Wexford are with respective tenant commitments, tenant negotiations between Cortex K and 4210 Duncan?  How much space might be speculative space available if they both can break ground by end of year?  

I think it is huge for Cortex and city as a whole if both projects are willing to bank on some speculative space instead of downsizing.   Wish Cordish would have done that with PWC building, a floor or tow added would have made that building so much better.
