Anyone notice the Development on Main St. / Route 3 @ Valmeyer? Main St. has an old brewery that has been expanded and offices added..Rt. 3 at Valmeyer has: ** Reliance Bank under construction** Hampton Inn braeking ground** Maverick Technologies Hqts almost completeseems something positive is happening vs eveything that's been posted!  =D>

Thanks for the update- it sounds like there's a lot going on in Columbia!



I haven't been there in awhile, so I'm going to have to check it out some time. I'd have to imagine Waterloo is seeing its share of growth as well.

I say "Bravo" to the investor rehabbing the old brewery. It has been an eyesore for quite some time. It is good to see someone saving some of the old buildings . I think the Colombia Administration should give dibs to the investor as well since they are trying so hard to maintain the German heritage of the city. I am related to one of the developers of the Hampton Inn as well, so I have to give it "props". Should be a profitable investment with all the weddings the Falls brings in each year. I heard its somewhere around 200 weddings, and with the enormously huge price of having a wedding there, you know those people can afford a hotel room for the night.

The same guy is doing both the brewery in Coumbia and the lofts in

Millstadt.. I imagine he got things approved in Millstadt a bit faster ..

Columbia just takes a LOOONG time for approval or denial or approval then denial .. #-o

CVS is purchasing the corner at Valmeyer rd and Admiral Trost right

next to the Reliance Bank!

I am not surprised....they always seem to be right around the corner from Walgreens. I didn't know the pharmacy business was a cluster industry. Keep your eyes peeled for a sports bar/grill back in that business park as well.... :wink:



Is there a hotel going in at the corner of Ghent and Palmer? I thought there was a proposal for one a while ago.

never got off the drawing board as I'm sure with only 10,000 pople in Columbia funding was going to be tough before the credit crunch!.. seems the property is now up for sale..

CVS is closing on the corner lot this month and will start construction right away.! The Hotel is just about completed and Reliance Bank and Maverick Technologies are both now operational. We have a potential

strip center looking at the frontage, they are looking for tenants prior to moving forward, and business condo's are being considered on a 2.5 acre lot on the back of the property.



Also note the Palmer road property is still for sale and the old Ford dealership is being leased to a church! ouch..no sales tax for the city ( used to be over 40K a year! )

Feel free to move this bc I know this is off topic now, but what is drawing that kind of development there? I don’t know of anything that separates that area from the rest of metro east.

Demographics. Columbia Illinois and Waterloo are both like 97% white.

It’s white money leaving St. Clair county, particularly Belleville, because black folks continue to move east into Belleville. And white people in Belleville are very very racist and are leaving.

If what you’re looking for is a cute little white bread community where you can enjoy major city services while pretending to be country, you won’t find any better than Columbia/Waterloo.

I know quite a few people who have moved to Columbia/Waterloo from SoCo. I think part of the appeal of that area (beyond the racial component) is the uniformity in the housing stock. Lots of 4 side brick homes and much less variability in these HOA controlled developments than in SoCo. I heard from several who were tired of their 'hoosier' neighbors with their loud cars and jet skis parked in the driveway.
