Thought I'd start a new thread on developments in Cleveland.  I'll start it off with an ambitious plan for $280 million in mixed-use projects on the Lakefront that is advancing:

Cumberland Development of Cleveland and the Trammell Crow Co., based in Dallas, aim to build more than 1,000 apartments, offices, a school, a hotel, eateries, shops, parking and recreation areas on 28 acres of lakefront land leased from the city.

The area is pretty nice now with the attractions (Rock Hall, etc.) but not a neighborhood in any sense... a good mixed-use project could really make it a great place and build on the success of the Flats East development on the Cuyahoga.  Looks like the longer-term phases are on the current Port Authority operations just north of the stadium.

Detroit has a similar project under construction now but not as tall. Too bad we can't crash some of our older public garages and do something similar.

Nice. Hopefully they will all get built. Cleveland needs some new infill. The downtown skyline there is so small.

^ certainly not the most exciting skyline but the Terminal Tower is a thing of beauty. Like ours, the modern towers built in the 80's aren't really anything to write home about. (I think the more recent Eagleton, while not great design, was a nice boost to our skyline as it stretches some height out to the south. ) The Arch of course really makes things pop here but absent that I'd say the two are pretty similar.

It would be cool to see something like that Cleveland rendering done for the various Clayton projects... it'll be cool to see an view from the sky in a view years with Clayton in the foreground and Midtown and Downtown in the distance. I'll try to dig up that really cool photo that was posted here a couple years ago.

good times in downtown Cleveland with residential... according to their downtown org, they stand at 97% occupancy even after bringing 00 units online last year; another 1,000 units are under construction and coming online in the next 12-18 months.

For comparison sake it looks like Cleveland MSA is the size of Kansas City MSA or about 2million.

^ a more apples to apples comparison though in this case I think is the "Northeast Ohio" region.... even just counting LeBron James-owned Summit County on the border with Cuyahoga County would add another 500K plus.

True. if you look at CSA populations Cleveland actually leap frogs STL up to 3.5million

The way I'd put it is that the STL and CLE metros are quite similar in size.... if you want to get into the weeds of things their MSA is a much smaller geograpical area that is much more urban/dense with just 5 counties. (Detroit Metro/SE Michigan also gets slighted when it comes to looking just at MSA area as a significant population is not counted.)

Looks like Cordish is coming to downtown Cleveland as part of the ambitious mixed-use nuCLEus project. Also Shake Shack.... not sure if what ultimately gets done will look the original design but looks like something is going to happen.

Also, one of the Amazon pick-up stores will be opening downtown by Cleveland State... my bet is we'll see one of those by SLU.

Why can't Cordish do a project like that here with a tall building and what not.

Well, reminder that this building was announced in 2015 and has yet to get approval or financial backing/sound. It has stalled according to the article below (posted 4 days ago). It is being done by Stark Enterprises.

The news is about the entertainment area down the street.

Unfortunately, many of these recent proposals for Cleveland have stalled. This appears to be just a recent casualty.

not sure there's anything out of the ordinary in getting big projects off the ground... Stark's project for the apartments atop the parking garage is supposed to get started in April and City Council just approved the incentives for the Hudson Holding's massive redevelopment of the Huntington Bank Building a few weeks ago; they say work should start in May. And getting Cordish committed to the retail portion is a positive step for the super-ambitious nuCLEus that's going to take some time to put all the pieces together (and again I wouldn't be surprised that it will look different/scaled own in the end). Anyway, similar to downtown STL, 2017 is poised for some really exciting projects to break ground but we'll have to see.

While hope this project gets off the ground for Cleveland i believe it be a tough sell cause their economy is far from being robust and i think that they are one of a few metros that are losing population while St.Louis economy isn't all that rosy either i believe even with St.Louis County and City being heavily fragmented theres still a chance of some rather moderate growth here theres already signs of that while Clayton is getting all of the high profile developments its only a matter of time Downtown St.Louis will see its fair share only if our downtown could have gotten the shake shack rather than the CWE better than it being in Clayton :evil: anyways i wish Cleveland the best of everything!

Found out today that Sherwin Williams is building a new tower in downtown Cleveland. How did their 2.5% earnings tax and crime not scare them away?

Cleveland.com - Cleveland City Council approves tax incentives to help Sherwin-Williams build its new headquarters

The tax-incentive financing, or TIF, is the biggest part of the incentives in Cleveland’s package. Ebersole has said it will provide about $2 million to $2.5 million a year -- $60 million to $75 million over the 30-year life of the TIF -- for use to finance the project. The arrangement will not take away money from Cleveland schools.

In addition, Cleveland agreed to provide a construction grant of up to $13.5 million drawn from the city’s economic development grant funds and up to $11.5 million over 15 years in a job-creation grant based on 50% of the income taxes that would be collected on new jobs in the city.

The total value of the Cleveland tax incentives is about $100 million.

Cuyahoga County approved $14 million to help with construction in Cleveland and in Brecksville. JobsOhio, the state of Ohio’s development partner, approved a grant of $37.5 million in April.
