Last time I checked with the realtor (about two weeks ago), they were two reservations away from meeting the presale requirements. Hopefully, the loft tour will facilitate the remaining requirements and then some.

Quick update on the Alexa progress....



Construction will be starting in January as presale requirements have been met.



I wish this development would be a little more proactive/aggressive with its marketing campaign. I haven't seen this project advertised anywhere recently, and the website hasn't changed for several months.

Whatever they've been doing seems to have worked. Meeting the pre-sales requirement rather quickly in a challenging market is very cool. What I wouldn't give for a Cobb or Mauran 3! (need a drool emoticon)



This and a few other developments are huge! It's one thing to have someone redevelop the Dorsa or Ludwig Lofts of Alexander Lofts. This really is big and the next step - new construction with the Roberts Tower and Skyhouse - may be even bigger.

There's no way I could afford to live downtown and get the amount of space I'd need, but if I could, I'd look no further than the Mauran 3 at The Alexa! It's my favorite downtown development- I even saved the folder with floorplans from the loft tour. I can dream, can't I?



Anyway, I'm glad to see the presales requirement met so soon, and it's good to know construction will begin soon. 8)

all magazines have regional ads in them: the Alexa will be in the new yorker sold in this region and another development in a new yorker sold on the east coast or wherever.

The Alexa has only 43 condo units, so the pre-sale requirement was probably only 10-15 units. Because it will also have 60+ apartments, the requirement might have even been lower as the apartment component could have satisfied the construction lender.



I'll be glad to see this building under construction!

I haven't heard anything about rental apartments at the Alexa...I'm not sure how accurate that statement is. The plan I heard from at the sales office is approximately 75 condos with 4-5 floors of office space.

I'm not sure if you're allowed to post links or not, but the St. Louis Post-Dispatch recently had an ad for a loft for sale in the Alexa.

Just walked by Dooley's and they had a sign out front stating "Come join us for our last St. Patrick's Day." What's bad for Dooley's is a positive for the Alexa!!

I hear Dooley's is closing after St. Patty's Day. I'm going down there Friday after I get off class for a wonderful Cheddar burger and some beers. I'm bringing my camera too. This sucks man. I love this place!

I dropped by the office on Thursday for my monthly visit, and I was told that they are about 4 away from meeting the preconstruction requirement. Also, they are now offering varying versions of their existing floorplans.

Stopped by the Alexa today, it really is a gorgous building! Overall Im very impressed. They are going to have a NYC inspired automated parking system, where you simply park your car on a pad and the system moves your car to its parking space, you tell it at what time you want your car back and it will automatically have it waiting for you, kinda cool. The sales associate said they have reached there new bank imposed pre-sales requiernment and that they are getting ready to start construction.

construction has started.

completely gutted throughout, except for the last couple of floors...

























all in all a fantastic building.

I'm glad I was able to walk through this building before the complete demolition. It was like going back in time 90 years. glad to see it being returned to its former glory. too bad thai express closed. will they be opening elsewhere downtown?

While I love what they did with the model, I personally would want an open floor plan with the 270 degrees of windows. If you ventured over into the gutted space by the model, you know what I am referring to. Nonetheless, it is nice to start seeing more of a condo feel rather than a loft feel downtown.

Does anyone have an update on this project? How's it moving along? It is a pretty crutial project with The Arcade not being rehabbed for the time being.
