Five projects proposed in/around Downtown Clayton now: The Crossing, Montgomery Tower, The Vanguard, 25 N. Central, and Maryland Elementary Townhouses (along with murmurings of a Centene Phase II). Pretty robust pipeline.

Clayton is certainly the biggest urban alternative, but i think st. Charles has done far more damage to the city than Clayton. Chesterfield too.

^ agreed. The way I'd put it is that Clayton is now a major contender against the City in attempting to draw the upscale person who wants a more urban lifestyle. Clayton provides a more sanitized version but that is also part of its appeal to many.

A public hearing to solicit input on a rezoning request submitted by Joe Downs, Opus Development Company, LLC, owner under contract, to rezone 111 North Central Avenue from R-3 One and Two Family Dwelling District to C-2 General Commercial District to allow the construction of a 30-space surface parking lot. The parking lot is associated with the proposed development at 25 North Central Avenue.

H. 25 North Central Avenue - Mixed-Use
Consideration of the following applications submitted by Joe Downs, Opus Development Company, LLC, owner under contract, to allow the construction of a123,806 square foot, 6 story building located on top of a 2 level below grade parking structure. The building will contain 13,297 square feet of ground floor retail, 121 residential units, and 145 parking spaces.
1. RezoningPC: A public hearing to solicit input to rezone the subject property from the Central Business District Core Overlay District (base zoning of High Density Commercial) to a Planned Unit Development District (PUD).
2. Planned Unit DevelopmentPC: A public hearing to solicit input regarding the proposed Planned Unit Development (PUD).
3. Subdivision PlatPC: Consideration of a major subdivision plat that consolidates five existing lots measuring 31,942 square feet, and provides for an 800 square foot right-of-way dedication to the City along the southern alley.
4. Architectural ReviewARB: Consideration of the design and materials associated with the proposed mixed-use development.

Although I'd wouldn't say today that the oft proposed/rendered Montgomery Tower is "in the pipeline." It seems this iteration is as dead as the last one.

yeah and we've seen what happens if/when the jobs leave after 20 years. I'd rather have residents driving business driving jobs.
