Looking back over the past few, the area got a lot with 100, Citizen Park, Orion, Euclid, AC Hotel, Marlowe (4545 Laclede), West Village Townhomes, 4101 Laclede, and Artizen (4101 West Pine).
To your point Chris, crazy to stand on this street corner and see Citizen Park, Orion, Euclid, 100 and AC Hotels, none of which were out of the ground 7 years ago.

I wonder if the West End Terrace Apts might be eyed for a redo. How old are they? 40? It's at 23 units per acre, less than Aventura's 31. Convent Gardens Apartments across Pershing is 87 even with its surface parking.
And when will anything happen with 5051, 5057, 5065 Waterman? Guess it's easy to speculate when the property taxes are only $1137.55 for 150' x 185', zoned D. A perpetual head scratcher for me. 5766 DeGiverville 30' x 125' zoned A is assessed at over twice per acre.
^But BJC already had the updated lease in place before that Charter Amendment was voted on, so they still can develop the land above ground if they really, really want to. That's why that petition and vote happened. If I remember right, at the time they responded to the blowback by saying that they had no plans for above ground buildings, but wanted to secure the option to do so in the future.
I'm still conflicted by that vote. On one hand, it's good to protect parkland, and if a sale or lease really makes sense, the entity can make their case and get a favorable vote. On the other hand, we elect the Board of Aldermen to make decisions on our behalf. We should trust them to make good decisions, and not lock ourselves into needing votes over things that make sense. But it's the real and perceived untrustworthiness of the BOA that causes things like this, so that's where we are whether we like it or not.
Need more of that. Would love to see Tower Grove closed to cars through TGP. Would also love to see streets narrowed in our major parks (except the streets comprising the F1 circuit through Forrest Park and Lindell I’ve mapped out in my pipe dreams for StL).
^Was one of many measures they took to discourage drivers from commuting through the park.
You mean BJC employees? The same ones who use the entire east end of the park as their daily parking or S. Taylor in the Grove as a NASCAR racetrack to/from work?
With the Koplar project announced, Optimist on the Preservation Board agenda, Engineers Club shot down, and 41Lindell apparently falling through, that leaves one project on the list of things I know of yet to be revealed in the Central West End - 490 North Kingshighway. After that, I sort of assume it'll be a while on new development announcements in the neighborhood as the pipeline starts to dry up and/or other developers want to watch and see what happens with the projects in planning or about to open (Marlowe) before announcing another project.
^The haters are gonna hate. Hate from suburbanites is expected since, well, they hate on anything and everything that happens in the city. Some haters aren't haters, they're just jealous. Then you have the ones on here and my Facebook Group, who mean well with their comments and genuinely care for what gets built even if some of the ideas are crazy or infeasible. The gist of the concerns I get from people on here and in my Group is they...
Wish it was taller (it actually fits in well where it is while being tall enough to make its own statement).
Wish the podium was better (genuine concern, but until we get a closer image, it's hard to tell).
Wish the design was more iconic (which I think this will be. We got to remember there was a time when many of us looked down on One Hundred).

Agree with all of the above...this building is beautiful and unique, adds to the density of the area, compliments the other buildings around it, and doesn't try to compete (or clutter) with the architecture of either 100 or CPP. It adds without being abrasive...a job well done.
I think it will be a stunning addition once more renderings/info appear.

i don't get these comments. it's absolutely clear from the rendering that the Lindell frontage is a standard parking garage. we don't need a closer image; we need a rendering of building that doesn't have a parking garage fronting Lindell. not trying to pick on you, Chris, but some of us got pooped on for pointing it out and now people are reluctantly beginning to admit that that part sucks.

I understand. I was just waiting to get a clearer image to see what the situation was either way. Now that I can see it's just blank wall with nothing besides, there's needed improvement there. I imagine that area on the first level is just parking, so maybe a few spaces could be eliminated for a stretched retail space that goes down on Lindell.
Since there are 340 parking spots for 290 or so units, I would hope they’d accept lowering that ratio for the sake of a more walkable and vibrant neighborhood.
