Last week was challenging trying to figure out how to steer into the prestigious Log Cabin Club, in the dark — the bastion of wealth in the St. Louis region, representing what many call “old money.” However, it’s clear that community-minded guests represent kind-hearts, who are accepting their challenge of a collaborative effort to help North St. Louis with a fresh start — a unique, North St. Louis youth and community, multi-use indoor/outdoor education and recreation facility at the once Carter Carburetor factory site. This is a proposed ambitious $3 million design/construction undertaking which will be spread over a 13-acre area on North Grand Avenue.

The Carter Carburetor site which sat idle for more than 30 years has significant subsurface containments that are being fully extracted, leaving site for all complex uses. According to officials ACF Industries, the EPA and the city of St. Louis have all collaborated to make this reuse possible and safe for future activities where North St. Louis neighbors will benefit.

If this is the plan, I do not like where the parking lots are.

The parking lots should be moved to the back or around the fringes.

Actually, I almost feel as though this is a missed opportunity to construct something that would inspire more brick-and-mortar development in the neighborhood. I feels as if this would be a waste of land. Why not a modest shopping center or small, but mixed-use center?

Fairground Park is just down the street. There's no need for a sports field, etc.

However, I do understand the sensitivity of the land. Why build new homes on a former Brownfield site? Also, the site was home to Sportman's Park so why not keep the site sports-related?

I would think it would be more cost effective to work out some program with the golf courses in Forest Park. And like you said, Fairgrounds Park is close by with plenty of room for soccer and other sports.

I'm curious how it is supposed to work. Are they going to provide free golf clubs and other equipment along with lessons?

Not sure. I hope this is not the final plan.

Good and smarter development could go a long way to help this part of NSTL - especially when considering the NGA and new plans by McCormack-Baron and others for the lower northside.

All of sudden, this is a valuable piece of land. It's huge.

Looks like the EPA is turning the old Carter Carburetor site over to the Boys and Girl's Club.

This is horrible.  Not necessarily the design, but the entire project itself.

Spring has been closed for years, so I don't think that makes much of a difference. Hyams Pl is vacated according to the drawings, but I don't think that makes a difference for anyone as it is a two block street. Dodier seems to be reopened at Spring. We'll see if that actually happens.

Looking back at those renderings, the midblock crosswalk across Saint Louis Ave looks like a death trap. Also would not want to eat any fish coming from that fishing pond...
