Progress is being made on this project. They have started on a parking garage on the back NW corner of the lot and the big section that is up went up REALLY fast. There is also progress on the south side of the project as well.

Not sure what to think. That looks like several things:



1. The buildings across the street and the shopping center w/ Best Buy

2. A nice office building

3. Not a "lifestyle center"

4. The new hotel on 40 across from Forest Park



The best lifestyle/living center I've seen is in Dallas. It's called West Village and is only about 2-3 miles from downtown. It has apartments on top and townhouses surrounding the exterior. The only parking spaces are spaces in front of the stores and in a parking garage. It is very nice...I used to spend a lot of time there eating/drinking/shopping when I would travel to Dallas for business.



Due to the surrounding area, this one is a bit odd but it's an improvement over what was previously there. It's a shame the MetroLink stop isn't directly behind it. I'm sure they'll have an easy access to the stop via sidewalk.

It looks like a Houlihan's is going to be the first business open in this development. There is a red and blue building under construction on the corner (facing WMT) and the plywood in the windows has Houlihan's spraypainted on it.

I saw this and wondered the same thing.



One of two options crosses my mind:



1) They keep it open, because they make a killing.



2) The galleria is forcing them to move because they want more room for "first to st. louis" retail.



The latter seems more likely, because no restaurant usually would have two locations that close. Galleria has had a dearth of space for new stores, so I think this makes sense.

the only thing i can think of is that the density is enough to support it...Applebees has a location on hanley there and also one by the Esquire...

GGP won't confirm but Houlihan's lease has not been renewed.

I thought I heard some place the Applebees by the Esquire is one of the busiest in the entire chain. I don't in there very often but don't live too far away. Every time I go by the place looks to be pretty full.

Developer to begin buying properties for Hadley Township

The Richmond Heights City Council selected Michelson in February to develop Hadley Township, nearly 45 acres of land south of Interstate 64/Highway 40 bordered by Dale Avenue to the north, South Hanley Road to the west, West Bruno Avenue to the south and Laclede Station Road to the east.



Hadley Heights would consist of 71 detached single-family homes separated from the back of Hadley Center by a densely landscaped buffer, 82 single-family townhouses and 48 condominium units. The condominiums are to be built in six buildings of eight units each between Bruno and Thomas Avenue, just south of Richmond Terrace Retirement Center, which will remain at 1633 Laclede Station Road.

It is sad that the City of Richmond Heights ignored Calthorpe (New Urbanism) as decided on this current proposal which includes more big box stores, but then again this is the national trend. With the proximity to a Metro station I hope the developers respond to the market with greater density and good pedestrian access. This is an opportunity for Transit Oriented Development, I wonder if they know this?



Lastly, I hate that they targeted a historically African American neighborhood. St. Louis County has been losing most of its old black communities.

I like the design of the new store but I must say I really hope that development covers up those two awful looking parking decks.

I was at Sam's yesterday and noticed that construction on this development has finally begun in earnest. For a long time I was wondering why they needed 3 parking garages for houlihans :-)

At least the garages will soon be hidden by additional development. And it's easily a "lesser turd" if you will than the Anyplace Commons across South Hanley.

Um, what the hell is up with the parking garages? Seriously, what is with the love affair for displaying parking garages in such a prominent manner? Hanley Station and that monstrosity behind Best Buy make me puke.



That said, the rest of Hanley Station looks reasonably nice but developers in this area really haven't been able to pull off a good "lifestyle center". The best "lifestyle center" I have been to is West Village in Dallas. It's perfect, actually fits into it's surroundings, and once you are on the inside of it you can walk around to many places and not feel like you are a in a glorified strip mall with condos/apartments.

Do St. Louis area developers need to get out more? It seems like developers around here are following the worst practices instead of the best.
