Generally I agree with you, but get what built? Those renderings are just speculation on the developer's part. The power plants and trolley are "what if" scenarios. The 10,000 houses only get built if other developers do that. We have the starting point to a dialogue and the developer thinks it's the end point.

We should be reading the redevelopment ordinance carefully, asking where TIF dollars will go, asking what private banks will take a risk on the project, etc. So much is unknown.

Everyone would be happy if the Civitas urban fantasy came true. There won't be any argument about that "vision." However, McEagle is not asking the city to approve that vision but for public subsidy and redevelopment powers. I think we can all move past the vision, acknowledge how great it is that McEagle embraced a very urban vision, and get down to brass tacks on the specifics of what power the developer gets and how.

In the meeting, they said the TIF dollars will go to TIF areas A and I for the new office part on 22nd Street at 40, as well as to TIF area B, at the foot of the Mississippi bridge on Cass. These sections were shown in yellow on the plan. The rest of the areas were "per market conditions".

This leads me to believe that the TIF money will be spent in the next 5-15 years downtown, while the ordinance will impose a lot of indentures & restrictions and stifle any other development north of Delmar. The trees at P-I will just get higher as we wait for "market conditions". Business as usual for StL.

^^For whatever it's worth...

To clear up any (potential) misunderstandings, the top image indicates two patterns of street planning. The suburban method on the left (which the project will NOT exhibit), and the highly-connected grid on the right (which the project will thankfully leave intact).

This project has some negative attributes, but cul-de-sac and loop street patterns aren't one of them. :)
