Does anybody know what is going on here in Baden? Looks like entire streets of largely intact neighborhood have been razed. Specifically on Frederick, Baden, Bittner, and Tillie. Zoom in on streetview and see what used to be there, now nothing. Is/was there some kind of development planned?

Between the city, MSD, and Jack Dorsey, the demo monster is geared-up.
Let's hope a miracle happens and cities will be able to use federal make work money to rehab buildings rather than build more highways.

Wow, thank you for pointing this out. Very strange. Although there were some tough properties there, there were also many lovely well maintained homes.

They should tear down the houses on the other side of Broadway as they are in much worse shape and can potentially be redeveloped into commercial space.

Baden is just such a tough challenge. The potential for a thriving mixed use corridor is there, but it is a victim of its own geography. It's simply not close to anything, no major institutions, employers, or attractions. Access to highway 70 isn't even that great. 

Plus many of its most important buildings are on the verge of demolition (IE The Ludwig.) Hopefully an organization can eventually take responsible ownership of the strip in a similar manner to Rise with the 14th St. Mall/Chippewa Park.

My dream is that the old Fashion Plaza lot gets an institutional redevelopment. Something like a hospital or university campus.

I have talked to several people about growing up in the neighborhood and they had a lot of great things to say about it and how things have changed.

 I think there need to be more tear downs to stop the drug and prostitution element though. I would sacrifice what is left of residential on the side of Broadway that is closer to Hall st to commercial/industrial and try give residents more local job opportunities.

StlToday - 'Workforce' housing in St. Louis gets $19M in financing
Broadway Park on Gustav Avenue in Baden 
Half of Broadway Park’s 104 units and half of One Loop’s 59 units will be rent restricted to residents earning up to 80% of the area median income, or a couple making less than $64,300 a year. At least 20% of the apartments will have a 60% area median income requirement, which for a couple would be less than $48,240 a year.

Would've been nice if they also mentioned in the article the rent prices of those units, rather than just the income limit they are restricted to. I think that's what matters most actually.

LCRA board will consider 90% for 10 yrs plus 50% 5 yrs property tax abatement.

Former St. Louis school to become apartments
A shuttered school in north St. Louis is expected to be redeveloped into apartments. 

Lutheran Development Group is planning 51 apartments at the former Baden School on Halls Ferry Road in north St. Louis. 
St. Louis Public Schools built Baden in 1908 and closed it in 2009.

Lutheran Development Group said it plans to start construction later this summer and wrap up next year. 
The faith-based organization has primarily worked in south St. Louis, converting or rehabbing buildings.

One of my biggest gripes with the North Riverfront trail is it's isolation from North City. Want to grab lunch on the trail? Too bad, there literally is no place to go along the entirety of the route outside of JC's Supper Club that opens at 5.

The North Riverfront Trail should have a direct connection to the walkable strip of businesses in Baden. Baden Ave would probably be the most straightforward corridor. Getting over the train tracks would be the most difficult part.

This would also drive a small trickle of customers to the Broadway strip that would hopefully snowball into greater vibrancy for the area.

At the very least GRG should have a standing offer to acquire the land occupied by Baden Car Parts, I can't imagine it would be expensive

I was in town last week and this past weekend and wandered up to Baden to see if anything new was going on. To my surprise, the building that I thought would be demolished was still standing. That building is the Ludwig Apartments on Halls Ferry at Muriel. A $390,000 building permit for interior and exterior alterations was issued on October 11th and on October 12th, there were a few people on site removing trash from the building and tossing it into a dumpster out front. This is a good thing to see because I imagine this building is going to be renovated. This is a project to watch moving forward.

The building is owned by Houssein Al-Eidan. It was originally built in 1929 and featured 35 apartments (mostly efficiency), 8 retail bays, an elevator, and a parking garage.

These types of developments excite me more than the big fancy apartment towers. We need a lot more of these smaller developments all over the city.
