Is it really opening in September? I drove by this building yesterday and it does not look ready at all. In fact, the first floor windows have been covered up in what appears to be a permanat fashion. They are painting a mural over one.

How many people live in this building? How many of the units have been sold?
I thought this building was scheduled for completion in the spring of this year.

Any news at all on this project? I thought it was nearly done but looks vacant. Any buyers out there know anything?

people have defintely moved in - just not sure how many though.
This project looks great and all, but I HATE how they closed off the street to the west of the building and dropped in that cheesy looking parking lot. Why were they allowed to close off the street?

A new gig
Todd Weisz has been named the executive chef at the Adam's Mark Hotel, where he'll oversee all culinary operations, including, but not limited to, Faust's. Weisz will likely change the menus at the hotel, though he said he'll wait for official word on what company will take over the property, which was sold in the spring. Weisz's move comes after plans to open his own restaurant, Adler Restaurant and Lounge, on Washington Avenue fell through.

Mechanic's liens against the Adler Lofts project hovered around half-a-million-dollars when Vaughn Prost and Prost Builders, who partnered with developer Bob Wood on the condominium complex, dropped $1.5 million more on it.
Aside from being awash in liens, the 33-condo unit development at 2035 Washington Avenue in St. Louis has $311,253 in suits against it, resulting from some of the liens.
According to Wood's lawyer, Paul Puricelli, the Prost company's contract on the project was terminated.
"Obviously, it raised eyebrows on your end, but our quote, unquote partner has failed to perform as a partner and a builder," Puricelli said. "We are making an effort to move forward with another builder.
"We are making an effort with our bank (St. Johns Bank) to complete the project, and to do it with perhaps a rental aspect to it, like apartments," Puricelli said. "Apartments are a little more appealing in this atmosphere."
Prost previously had said the project was undercapitalized, and more recently said he had to file to maintain his lien rights. Liens must be filed six months from when the last contractual work was completed.
"Prost made sure he collected substantial fees before worrying about his contractors and running up overruns," Puricelli said.
Prost did not return a call on Wednesday for comment. His company is headquartered in Jefferson City.
Those with construction lawsuits pending against the project are Western Extralite Co., W. James Taylor Inc. and Byrne & Jones Enterprises.

I think that Prost was the guy who originally had the Heer's Building in Springfield, failed, and then Kevin McGowan picked it up.
Not everybody is cut out to be a historic rehab developer.
Rentals at the Adler will still be good thing.

^ Indeed. I think there is still decent demand to live downtown. However, some people may not be able to buy into downtown. Rental is not bad at all.
I agree as well. The building looks good too. Although I don't know about the internal workings, quality rentals downtown are a good thing.publiceye wrote:Not everybody is cut out to be a historic rehab developer.

Ironically, I was just out taking photos of the West Loft/Downtown District recently. Here are progress photos of the Adler Frame Lofts.
