There is a sign on the Lansdowne Medical Center Building that says "Car Wash, Coming Soon!". Does anyone know any details?

^There's been some discussion on Facebook. This is an absolute horror show. Not sure how to stop it, though.
I'm going to reach out to Oldenburg. At least it's not in 'Car Wash Daddy's' ward. Though, I guess technically just off the border.
Wow, that would be absurdly awful. Can anything be done at this point?
Yes, let Ald Oldenburg know your thoughts.
Let the Lindenwood Park NA know your thoughts. Better if you live in the neighborhood get involved with it. Go to meetings, get on committees and or the board.

It's in a Preservation Review District. Let CRO and the Preservation Board know your thoughts.
A demo permit has not been applied for yet.

Maybe point out the car wash across the street and suggest a second one next door is unnecessary.
^ That is some good news. The listed current owner on the City's website has been in place since 2002 with a mailing address at the building, so it doesn't look like the building has changed hands (yet). It is currently listed for sale by L3 and brochure says all tenants are on short term leases. SInce they put the sign up and the potential hurdles mentioned above, I'd assume it is under contract, but not yet sold.
It would be a Take5 car wash by the way. It’s one of several planned across south city and south county. I know if a few others…
- Former Steak and Shake at Gravois and Hampton: Tidal Wave Express
- Former Steak and Shake on Lindbergh at South County Mall: Waterway Express
- Southeast corner of Lindbergh and Union: Take5 Car Wash
- Southeast corner of Lemay Ferry and Mehl: Tidal Wave Express
Why so many car washes? All I can think is money laundering, but that’s probably not always the case. Is there really a market for this many new car washes that we’re going to destroy one of the few buildings built up to the street in southwest city?
Auto Related: QT is to go at the northeast corner of Lindbergh and Lemay Ferry.

The SE corner of Lemay and Mehl? Are they demolishing the Old Navy? Or do you mean the SW, which is where the old Jack n the Box is?

Car washes, gas stations, and storage places taking all prominent spots.

I've heard that carwashes - these automated ones - are being pushed as franchise opportunities.
This seems like an easy conversion to residential? Where's the creativity? It's even got it's own parking garage already.

Interesting since that's about the only former SnS where they've actually maintained a lot of the SnS old branding and styling. Was wondering if that one might open back up as a SnS or what the deal was. Seems odd to have not stripped everything off years ago like the others if they're just gonna tear it down.chriss752 wrote: ↑Sep 16, 2022- Former Steak and Shake on Lindbergh at South County Mall: Waterway Express
I cross Chippewa there almost every day. I can't even imagine how much worse it will make the whole area having an even more autocentric development. I just don't even get how it economically makes sense to tear down such a large building to build a car wash.
I don't know that it's an easy conversion to residential, but it sure seems like an option diving into. I reached out to the alderman and let him know the same. I also reached out to the owners of Garcia Properties as they've rehabbed other structures near here into residential. They weren't aware of this development and are going to look into it.bwcrow1s wrote: ↑Sep 16, 2022This seems like an easy conversion to residential? Where's the creativity? Some potential good news here:
Glad he could take the time to respond to at least one resident.
He responded to me as well. Essentially said the same thing. Very glad to hear that the car wash is not very likely at this point.bwcrow1s wrote: ↑Sep 26, 2022Glad he could take the time to respond to at least one resident.
I wish he would say it on Twitter or some such so that the info could get to more people.

Has there been any news on this situation? Every time I drive by this building and see that car wash sign I get angry. Hopefully it never happens! As mentioned in previous posts, this building seems like a great residential conversion opportunity.
