Cornerstone Development is planning a $1,350,000 townhouse development on the parking lot at Alamo and St. Rita (6602 Alamo). The building will stand 3-stories tall and feature 4 units with space ranging in size from 3000sf to 3400sf. Floor plans show these as 2 bedroom units with a 2 car garage in the basement + a loft space (that could be another bedroom) and bonus space in the basement. Core10 Architects is the architect on the project. The Architectural Review Board will review the plans on December 21st.

I think it looks pretty good.

I walked past that site the other day wondering. Nice to see. How do they build them for that price?
There's two plots on the either side of Seminary at San Bonita that could use something.

My guess is that this would be wood framed construction, so that is cheaper right off the bat. But it does seem low. $337,500 for each unit's construction. 

Looking at the satellite image of the area, this little neighborhood area to the North of Clayton Road, East of Big Bend, South of the Seminary, and West of the WashU South Campus does not have many development sites left. Preferably, WashU would one day develop their parking lot there into a higher usage.

6602 Alamo & 939 St. Rita: $1,199,000
931 & 935 St. Rita: $1,090,000

For a development that was previously said to cost $1,350,000 to build, this is a great return ($4,578,000 if all 4 townhomes sell for asking price). Listing link includes interior renderings
