Kirkwood Gadfly - New Apartments Proposed for 300 N. Kirkwood Rd.

That proposal calls for 60 apartments, 2,000 square feet of restaurant space, 2,000 square feet of retail space, and 1,300 square feet of office space to be constructed as part of a new four-story building at 300 N. Kirkwood Rd. PW Architects, Stock & Associates, and Central States Construction are listed on the application.

Looking at aerial photos of Kirkwood, they could add a lot more projects like this if they choose.

Especially in this part of Kirkwood. Just go northwest from this site, and there’s some parking lots that make great candidates for similar sized infill. If someone wanted to be ambitious, the Alpine Shop, Walgreens, and Global Foods could all be replaced with Walgreens and Global Foods occupying ground floor retail space.

At Clay and Adams, a 3-family condo building was proposed there but that seems to have gone no where. I’d personally do a 6-family or something like that there.  Downtown Kirkwood is showing what it’s capable of with Savoy’s condo buildings on Madison and the James, it just needs some more. In many ways, it’s my favorite suburb and it’s clear to see why (if you can look past the NIMBYs).

The comments for this one on the Webster-Kirkwood Times Facebook page are laughable. Complaints about it being too generic, Kirkwood growing too much and becoming like Clayton, complaining about rents, and complaining about burger/taco restaurants.

This project is now approved, and the design has been refined. It looks nice as presented and I'm ready for it to begin construction. Here are some photos from today of the current bank and the new Commerce Bank.

Commerce Bank has been completed for a while now. Site prep is underway for the new apartments.
