As was mentioned in the "State of Downtown" thread, the 505 Washington building, mid-century, 3-story structure designed by Gyo Obata, will be renovated. Planned is a nearly $4.6 Million redevelopment of the building's nearly 60,000sf of office space into new office space. The developer is Dan Cook of P&F Properties LLC. A tax abatement of 10 years at 75% was requested.

The Planning Commission will review the project at their September 2nd meeting. 

I made this thread just so we can keep up to date with this project better. I would expect the windows to be replaced and the building to be cleaned up, so it should look like new when finished. Great little project for this corner in Downtown.

This one I can take or leave. I was personally hoping it would be replaced with something tall (the blank wall of the building next door would allow it)

At least the corner won't be blighted anymore

It's a great building, by an internationally-known architect, and represents an important era in architectural history. Even the biggest cities need these kind of human-scaled buildings.

I love love love love this building.  If I had my own company, I'd put it there (or somewhere on the Landing).

Great to see this. I wonder if Stifel would consider leasing it, perhaps for trading floor space and/or a more modern/inviting/engaging space to serve their private wealth clients (I'm guessing in person client meetings are down significantly, but discussing how their $5+ million is being managed may be one of the few things people still want to discuss face-to-face).

$4.6 million estimate seems a little light for a full gut rehab and restoration of this. The developer mentions a "new" existing HVAC system installed in... 2006 I think it was...?

So much could be done with this facade with new glass and a creative, cutting-edge interior and exterior lighting plan, but probably not with that budget. Not sure what the NPS will allow on a modern building like this for that matter.

I also wonder what the roof is like here, but I'd guess it is the same concrete as the floors below. Would make a very interesting rooftop green space...

Don't think they can go tall there anyways; Metrolink to the Eads Bridge is right underneath it, likely restricting potential uses.

I’ve seen interior construction start and stop over the last 4 years. What’s the end result here? Office ?

Anyone know if there's an office tenant here lined up?  

Permit activity has continued in 2024;  some plumbing permits (one for "kitchens") and a $100,000 permit for a parking garage ramp. Neat building that would be good to get back in action.
