The SLDC issued an RFP (request for proposals) for the 2-story warehouse at Kingshighway and McPherson. I created this thread because it could become a redevelopment project.

The RFP opened on September 28th.

"The “E” district requires one parking space per residential unit or one space per four hotel rooms. A building height of eight stories or 100 feet is permitted and is consistent with other buildings along the corridor. Additional floors or height may be permitted but are subject to additional set-back requirements. A multi-family residential property shall have a lot area of not less than 250 square feet per unit. At this density the property’s zoning would support 174 units. Commercial units including hotel cannot have a floor area ratio exceeding 2.0. While lower density residential uses such as single-family homes, town homes or row houses are permitted in an “E” district, these uses do not meet the development goals SLDC has for the site."

Always great to see CWE development pushing northward. I imagine you'd have to go higher than 8 stories to accommodate 174 parking spaces + 174 units. It'd be nice to see something 12 or higher to extend the CWE/Kingshighway skyline northward. 

With so much new development around Euclid south of Maryland, this could be a good shot in the arm to the McPherson node and hopefully - along with the proposed 156-unit Euclid & Delmar project - the emergence of Olive from Walton to Taylor.

I'm selfishly going to miss parking in their side lot. Felt like my secret little spot. Now it's blocked with bollards and I have to use street parking like all the other good citizens 😢
