This new build coming looks pretty nice to me- close to the end of Fullerton's Westminster place, renderings look like the have the scale right and the floor plans are interesting.  I don't know what that means for the rest of the street from a future use perspective- I know the house next to it is not single family anymore, but the one directly across from it is, although when they were selling it the realtor was touting the ability to use the third floor as an Airbnb, which I was surprised would be allowed.

The homes on Fullerton Westminster Place (4300 & 4400 blocks) are zoned 2 family similar to other parts of the City of St. Louis. Many utilize the 3rd floor of residences or their carriage house apartment as a rental or an in laws quarter. Changes that would alter the existing homes zoning would be strongly opposed by residents, cultural resources, etc. I'm not aware of the use of apartments/in law quarters as short term rentals. Such a practice would be a concern of residents. Local City regulation of short term rentals (AirBNB, etc.) will ultimately help address local concerns. The 4323 Westminster project is new construction with strong consideration given to scale, use, and neighbor concerns. This project along with two new construction projects in the 4400 block (4469 - $1 million single family under construction; 4485 - 5 townhome development proposed) exhibit continued strong interest and the value of land in the CWE. These projects will restore the 4300 and 4400 blocks to the full density and use seen when Fullerton Westminster was first built. The CWE and Fullerton Westminster are stronger than ever as almost every empty/underutilized plot of land has development planned.

I believe so. This project will seemingly happen one day. The developer is involved in assisting the coworker/innovation district occurring on Delmar and revitalization of the Fountain Park area.

Thanks Ikazy. Didn't know that street was zoned 2 family, I thought it would have still been protected by indentures like the other private places, Portland Westmoreland etc...

Indeed. Honestly, it's a plus for the street considering many of today's households aren't interested nor have the family size to occupy 6000+ square feet of space. Additionally, it can provide a $1500-$2200 monthly income for households choosing to lease their 3rd floor or carriage house.
