Entertainment/Micro-Brewery Space
A unique combination of historic industrial architecture and all-new everything else at a location in the Cortex Innovation Community.
Constructed for a carriage manufacturer more than a century ago, the 29,000sf Carriage Works building is being reinvented for Office and Retail tenants who like the idea of combining exposed beams and historic details with solar power and fiber-optic speeds. The redevelopment will include new storefronts, skylights, floors and systems in the building and widened sidewalks, pedestrian lighting, street trees and a new parking lot outside.
The Carriage Works is surrounded by the bustle of University and technology incubator activity; just blocks from both the SLU-SSM and Washington University-BJC Medical Centers; just minutes from Downtown and Clayton

I'm sure they look nice, but street trees just sound like a bad idea.

I've driven past that building a thousand times, and never noticed it; much less how handsome it is/could be.

^^Why would street trees be a bad idea? Looks to me like there were some at one time, but they covered the tree lawn with asphalt.

I suppose they could be an effective traffic calming device if they were placed randomly, but they would need to be fairly sturdy trees.

I doubt they'd place them in bumpouts or anything like that. Looks like they just plan to dig back out portions of the old tree lawn, much as everywhere else in the city.

Traffic calming aside, they’re preferable when walking down an otherwise scorching hot St. Louis summer sidewalk.

so, goat314, did you post this because you didn't notice it's a 7-year-old story or because there is movement again? fine either way but if it's not happening maybe this thread should be closed/deleted or at the very least renamed to convey that it's not an actual project.

also: holy cow why would anyone not want street trees?

It was updated this year on the site. If you look closely it is also a different rendering.

Also new owners with a different vision on tenants... more bar/restaurant and less office/warehouse.

And in the adjoining building they also bought it looks like they have a fitness center replacing the martial arts place... $70k permit application for renovation was just submitted.

Ah, my bad. Apologies for not looking more closely. I'm glad the outlook is good for this place--I've been worried about it. What's up with the giant vacant lot next door? Great spot for another large apartment building.

^ Cortex is sitting on that and the SW corner of Vandeventer/Forest Park Ave. Eventually they'll see infill but who knows as to when.

CI Select is relocating their headquarters from Maryland Heights to this building. Happy to finally see something get done!
