^I think they're counting the finished basement (basements never leak, do they? No, of course not).

From the listing:

"Luxury Tower Grove 4-story townhome with no expense spared and in mint condition. Walk to Grand Ave, Tower Grove Park, the farmers market and more. The 4-unit development features a center courtyard with two pools and an expanse of covered lounging areas with lovely plantings. Three outdoor balconies overlook this area. Over 5,300 square feet of living space. The kitchen is a chef’s dream with Thermador appliances, Cambria counters and custom cabinetry. Job-finished oak flooring throughout. The property is used as a single living unit with 5 bedrooms, 5.5 baths, 4 living areas, two kitchens and 1 kitchenette, though can also be a home with two luxury apartments. AirBnB opportunity with the property making $20K+ in the past. 3 garage parking spaces. Elevator shaft is preformed. Main level laundry with additional sets in the lower and 3rd levels."

I toured these just after they had been renovated and though they we kinda cool, the amount of steps and the space those steps took up was a serious downside.

Probably for this space. The Capistrano had 21 units + a couple businesses as a whole... not positive but I believe a confectionary and hairdresser may have been the last storefronts.
