Greg Johnson reports at nextstl that 2035 Lucas is set to become 57 units with a mix of studio thru 3 bedrooms:

This is the Downtown West building sharing a skybridge with the Adler. Yet more fantastic news; I also very much like the various offerings.... I don't think you see many three bedrooms. Its amazing to think what is in store.... is infill in the area far behind?

Looks like this project may be off the table as the developers (the same cool folks from Springfield behind the Freedom's Place vets redevelopment on Delmar) are moving on to another location at a vacant school across Jefferson in Midtown.

At least according to a completely unreliable report from some shady character on nextstl. :P

Looking at my original post I realize how I was wearing rose-colored glasses earlier this year with respect to downtown residential. Since March we've only had the 5 unit project at 1214 Washington come into the picture as a completely new project (a likely full or partial conversion of 720 Market was already apparent by then).

Bump.

Unknown details (like developer, etc), but the project now includes the building adjacent to the north. The fact that the city is entertaining 20-year abatement indicates that this is a tricky project to finance... but that the city wants it to happen.

One building was listed for $625,000, the other for $1,250,000.

I really, really hope this gets done as West Downtown West in particular needs a redevelopment boost. I don't have a problem with the 20 yr. abatement to get it done although I'd like to see something structured on the abatement side where schools benefit earlier. (Maybe 10 yr. 100% followed by 15 yr. 50%.)

The same abatement applies to both buildings. I think it is 100% for ten years followed by 50% for another ten years.

I'm 100% behind tax abatements if it means more residents downtown. Let's jump start downtown! If anything I'd like to see more to prime the pump on downtown reaidential. (Because with more residents will come better retail and some things were missing like a Walgreens, Target, etc...)
