Green Street has purchased the former A.G. Edwards Trust building at the northeast corner of Market and Jefferson. Great building - 84,000+ sf. Can't wait to find out what they have in store for it.

I've always thought it would be the perfect HQ for Benjamin Edwards - to have the upstart operating right in the shadow of Wells Fargo.

^ sweet! Green Street is on a roll.

I have two visions for an emerging Financial District for downtown -- the first is clustered around Stifel and the second is clustered between a new 22nd Street interchange infill and Jefferson with a towering skyscraper framing the terminus of the Gateway Mall. I also wonder about any expansion plans for WFA... I know they have been remodeling some of the existing space but perhaps they may be looking at leasing some additional space in the vicinity.

I was scratching my head this morning trying to figure out what Green Street is planning for this site. I honestly have no idea. But they don't really speculate. Something is in the works.

Per the P-D, they already have a letter of intent from a tech firm for 30,000 sf.

Good Nicklaus article on the growth of the financial services industry in Saint Louis.... it has added 10,000 jobs since the end of '07 while other financial hubs like NYC, Charlotte and San Fran have dropped jobs. (Largely b/c those places were more exposed to hits to the mortgage market while we're more individual investor oriented.)

Almost all of this growth has been from the established companies here, although apparently we have been quite close to adding some back-office operations for outside firms. Perhaps this signing is the first significant relocation.

The SixThirty FinTech Accelerator received mention as well with 55 jobs created in a little more than a year and all downtown. I expect many more jobs created and at a faster rate as these early stage companies continue to raise money and build out capabilities.

^Would love to see them take over 505 Wash. Ave and have the entire building as a corporate HQ. But they probably want something that's more move-in ready (1010 Market, Bank of America Plaza, or Met. Square?). I imagine 505 Wash. would need some significant updating. There's also a bunch of space that just opened up in Laclede's Landing...

In any event, 2 N Jefferson would be a good move, but I'd rather see them closer to transit and the core of the cbd.

^ Do you know what company? I see that that a $1 million permit for security upgrades was applied for last month. It would be awesome if downtown gets Answers plus whomever is looking at this building... if the rumor is true about Answers, I wonder where they are looking. I agree with Wabash that 505 Washington would be terrific but the CPI Building also would be good to get back into action and be a trade of the Loop for Wash Ave scenes.

Is Answers in the west Loop, I assume? The U-City side?

Given that the Loop is very urban, I really can't complain about any businesses located there, but the city-backer in me still hopes that getting Answers would be a gain for the city (meaning—unfortunately—a loss for U-City) and not just shuffling the deck in St. Louis.

Although, ultimately a gain for the CBD is good for the region regardless.

^ I think they are in the pretty obscure/ugly building with Ginger Bistro. A move to downtown would be good for the region for sure and I don't think the Loop building will have too much trouble getting other tenants in if Answers leaves.

I don't believe the exterior remodel is done but the interior alterations are complete and Avatara has moved in!

Noticed they have started exterior work... as mentioned above Avatara already is in as the anchor tenant but not sure if others companies have moved in.
