I believe what4 is referring to the parking lot directly North across the street which has just recently been resurfaced.

We haven't tackled signage yet, but it will probably be fairly discreet because of historical considerations.

I always wonder why that is - historical signs were often not discreet at all. A quick example of REALLY bad descreet signage is the South Grand area - the uniform awnings with white lettering were suppose to "honor" the historic nature of the buildings, but they suck. Bring back the neon and art signs, but tastefully of course.

Absolutely. This is exactly why the tax credit programs exist.
It just wouldn't make fiscal sense otherwise.
I am using State, Federal, City and Brownfield credits to complete the project.
The project is roughly $10.5 million including aquisition of $1.8 million. It will be a great place, infact probably a showcase for Leed Certified Historic Renovation, but it will not appraise for anywhere near 10.5. It would have been a money looser even if I was able to buy it for a buck.
The reason I say this is exactly why the tax credit programs exist is because it's not likely that anyone would have been willing to do this project for a loss and sooner or later we'd all lose the building. Even if someone was willing they'd have to do it largely on their own because the bank wouldn't lend on the losing ratio.

I was across the street today at the Tin Can for happy hour. I noticed the place next door (west) is being rehabbed and I peaked in the window. Looks like it is a ways off still but it is a neat space with huge vaulted ceilings. The staff told me that either Banana Joe's or an Irish pub will be in the space later this year.

I think we're talking about the first building east of the parking lot at 20th and Locust. I think it's 1911 Locust.
saw a new sign posted out front - looks like it will be both - McGarvey's and Banana Joe's. interesting times for DT West.

I think you are right. That does sound familiar.
There used to be both a Fat Tuesday and a Banana Joe's on the landing...Fat Tuesday is the frozen drinks place...Banana Joe's was in the building across from Morgan Street whihc is now another club.
