Seems like this one is starting to be renovated. The building is in the heart of Soulard and is currently in as bad of shape as any structure in the neighborhood. It hardly even qualifies as a shell. It's essentially three walls... no roof, no floors. It's going to be a difficult rehab, but I'm glad someone is taking it on.

I heard a couple months ago that the owner was unable to get financing for the project... so maybe this construction is proof that credit is beginning to thaw a little.

I could be mistaken, but I don't think they gutted it. Fairly sure its been just free standing walls, (the longest of which is somewhat torqued) for some time. I know it didn't have a roof. They had the open end out back (from which the pics were taken) blocked off with CMUs, so that seems to be the only deconstruction that took place.

You can't see any construction from 10th street. I happened to take my dog to the dog park behind it yesterday and noticed the piles of lumber when I was leaving.

It should be a nice little rehab. Definitely nothing grand but good to see nonetheless.
