I would re-roof ASAP omitting all the roof windows and the windows in the cupola to save cost and get it under cover and pump any water out of the structure.  It would be a huge red flag to me if they decided to wait on brownfield or historic credits to get that part done.  After that i assume there will be a wait until whatever tax credits they are requesting are approved, so i wouldn't expect them to break ground on a renovation for a while.

I'd recommend branding it as "The Powerhouse" (yes a little cheesy) as a throwback to it origins as a Power station for streetcars and feature it prominently on the west facing wall of a rebuilt cupola which would serve as a pretty good billboard for anyone driving east on Locust or north on 18th.

The lot next door is owned by the MER Goodwill property so any infill would be dependent on them.  SO probably not anytime soon.

This one is and has been pretty rough for awhile. Not too far gone yet, but that expiration date is getting closer as the brick degrades more. Roof is 1,000,000% fixable, just need to get an owner who actually gives a sh*t about the physical building and not just the land. The current owner bought the property for just  $94k back in May of last year. Really hoping that it gets some help and not a wrecking ball, but with that sale price I'm not hopeful.

Would they be required to restore the skylights in order to qualify for historic tax credits?  seems like a new roof would not be that pricey if it was solid (maybe 100-200k?) but rebuilding the skylights would be a huge expense.  Saving the building is all about getting a roof on it ASAP.  I will never understand why the owners allow it to decay without a roof like this.  This lot is not even that appealing as a parking lot.  Its too narrow.

And on the adjacent SE corner of the Butler building on Olive.  There is this building.  Frankly it was not a very good looking building even  when it was built. What could it become?  A tear down?

Ok possibly turn  it into condo/apts and purchase the former 7/11 lot for a a garage with retail/offices on the first floor?
