Unfortunate to see it in this shape. I've also only seen a few buildings in this shape on the Southside of the city.

Just concerned about it.

The assessor's office shows it being at 1622 Dolman. It's owned by ZUMWALT CORP out of Chesterfield. It's a two-family unit. Looking online, it seems like Zumwalt is a window and door company, not really a developer. I wonder why they bought it.

I hope someone buys it and fixes it up. I am puzzled as to why that company owns it, though.

The record shows the address as both 1624 and 1622 Dolman.

Zumwalt owns adjacent property on Lafayette where they have a workshop/warehouse building. You could probably see it on google streetview if you wanted to look for it.

I believe the front wall of that building has been rebuilt.

Zumwalt is next door, correct.

This place has been rebuilt, or at least in the process of being rebuilt. I have no idea their intention for the place.

It is unfortunate that Dolman is so desolate. With the widening/creation of Truman Parkway, these places are very undesirable. I believe a big part of it is, unfortunately, due to the properties across Truman and the perception of crime.

The tortured history of Zumwalt and this set of buildings is:

Zumwalt bought these properties in a sweet deal from the city, ok'd by Phyllis Young, oh, 10 -12 years ago with the plan to bulldoze them and build a lovely one story garage. :( But the Lafayete Square neighborhood fought that. :o Zumwalt's position was that because the Truman Parkway would be taking their eastern most building on Lafayette, they needed more building. The neighborhood worked to get Truman Parkway moved over east a few feet to save that Lafayette building which was a very old stable.

When Zumwalt got to keep their original building one would think that they no longer needed that 3 family at 1622+ Dolman, but no--they want to razz the southern most 2 houses for parking (which is a ridiculous plan because these houses cannot be free standing.) Then the units went up for sale at silly high prices, cementing the idea that Zumwalt is just waiting for them to fall down. Still not going to be approved by the 'nabe. Give it up, Zumwalt.

The only maintenance that's been done to them has been done because the city forced Zumwalt to do it only recently, and that's because the front wall caved in.

Yes, a developer is doing this 3 plex project plus one on Carroll, just around the corner. These are only a few of this particular developer's projects. he has a lot of irons in the fire. Sorry, I don't know his name. And enterprising young person could Goggle that on Geo.

Not many places left in LS to rehab after this the mop factory are done. I wonder if someone could actually do a study on the success of that neighborhood.
