Condo developer Mark Mehlman plans a five-story, 42-unit luxury condominium complex on 1.5 acres at 120-150 E. Monroe, across the street from the 38,000-square-foot Kirkwood theater that opened in July 2021. It is home to Stages St. Louis productions.  Mehlman’s condo complex would consist of two towers of condominiums with 21 units each, sitting on top of a connecting podium that would serve as ground-floor retail and an underground parking garage, according to city filings. The towers, adding up to 122,262 square feet of space without the parking garage, would qualify as one building under city code, said Kirkwood city planner Amy Gillis Lowry at a March 1 meeting of the Kirkwood Planning and Zoning Commission.  Development costs for the project were not disclosed.

The proposal revolves around what would be a newly created public plaza on the corner of Monroe and Taylor, which would help create a streetscape and more walkability in the blocks leading from the Performing Arts Center to downtown, said Tyler Stephens, owner of the project's architect, CORE10 Architecture, at the meeting.

Although renderings for the building were not yet available, the design calls for a “strong street facade with ample glass” and recessed balconies on each unit, according to the proposal. The cascading stairs at KPAC will be echoed across the street in the new plaza design, Stephens said.

Here is How this super neat project is coming along. This is going to look great. We could use a few more developments like this scattered around our fair 'burg. I love all of the angles, multiple setbacks from the road, different balconies, and the brick (I love brick) facade is going up.

Gotta say I really dig the quality on most of these DTK projects. Hopefully they can keep up the momentum, the NIMBYs are mad

Went by and looked at this one over the weekend - Looks real good - overall the quality of infill is pretty good. Granted they have torn down some nice older building stock and what was "starter housing" rich environment is pretty much gone now, but a lot of the single family infill looks really high quality. We have friends that have been there 25 years and they could probably sell for 4 times what they paid (granted they did a lot of rehab)
