New condos overlook Willmore Park

A redeveloped site on Sunshine Drive has become home to a development housing 24 condominiums that recently became available from Lindbergh Properties.
Steve Dorenkamp of Lindbergh Properties said the site at 6238 Sunshine Drive in St. Louis Hills was formerly a dilapidated apartment complex, but his company knocked it down, got a tax abatement and built a new building.
Because of the tax abatement, the city will tax the condos as if they were a vacant lot for the next five years. During this period, property taxes would range from $150 to $200, Dorenkamp said.
Each condo is a two-bedroom, two-bath unit. The three-story building features underground parking, 17-foot covered balconies, elevator service and a security system to get in and out of the building.
The condos run from 1,100 square feet to 1,800 square feet and feature nine-foot ceilings. Some of them overlook Willmore Park.
The starting price for the condos is $179,900.
Dorenkamp said half of the units have already sold and five families are already moving into the building. He said Lindbergh Properties has no target demographic for the site, but young professionals and older couples have so far shown the most interest in the condos.
The development features two furnished display condos for prospective buyers to view.
Dorenkamp said the units start unfinished and the buyers can chose to customize the interiors from the paint color to flooring to countertops and cabinets.
The development is a block off Hampton Avenue and affords quick access to two interstates, Forest Park and downtown, Dorenkamp said.
Lindbergh properties has been in business for 25 years and has built condominiums, single-family homes and apartments in the St. Louis area, Illinois and Kansas.
Dorenkamp said Willmore Place is similar to Clay Oaks condominiums, which Lindbergh Properties build on Clay Avenue in Kirkwood. He said Willmore Place is the company's first condo development in the city of St. Louis.
He said the company has now received inquiries from other property owners in St. Louis Hills that want his company to build condos at those sites as well.
