I think about 300,000 SF are slated for office and that can hold about 1800- 2,400 people depending that per person SF factor you want to use. I go with 125 gross since that’s what the military does for admin type of work

As the CEO pointed out they've moved to a hybrid scheme, significantly reducing their amount of SF required. I would guess the ~270k advertised at Beacon would be sufficient. As we've discussed that site still has a parking shortage. I think they have a lot of solid opportunities. They can land from downtown (Beacon/BPV), cortex (Sandcrawler or Cortex 2), Clayton (old Caleres site, others), to chesterfield. Even Westport and Streets of St. Charles are in the mix, really. Regardless, great that they are staying, but my dream would be to see EMERSON in glowing blue letters atop 909 chestnut

I believe Beacon is the new name for 909 Chestnut, the former AT&T tower.
I really hate this kind of pointless speculation, but I'll go ahead and predict 45% chance for Clayton, 35% for Chesterfield, and 20% for "other". Sadly, I just don't see them going Downtown.

Obviously, I'd prefer to see them in the city, but I'd settle for Clayton if it had to be that.

I have little understanding of what goes into these decisions so the prediction game beats me. I do wonder though if they will just have off the record conversations and make a decision or if they will go the route of having cities compete for HQ bids the way Express Scripts did.
My money is on Clayton. No way they’re looking for 300,000+ square feet if they’re leaving a suburban office campus. As Arch 2.0 pointed out they’ve gone hybrid…no way they need as much space that’s planned at 909. Not that they wouldn’t be a fantastic initial tenant though…

My initial reaction is not Clayton just due to space. But 3 years from now I guess is enough time to build more. Still think it will be someplace else. Although I’m not sure I see them being further out than Clayton.

I don't have anything to add besides that when I read they were staying I yelled f*** yeah in my hotel room. Cortex seems like it would be a great fit. Perhaps the new "tech zone" north of downtown.

Where would they go in Clayton? Centene C is the only building worthy of Emerson and all of its good floors are taken.

My money is on new construction in Clayton. I spoke to a high-level Stifel exec last week and asked him how working downtown was these days and his reply was “when Cardinals aren’t playing it’s like a 3rd world country down here.”
It got me thinking, the best way to affect change downtown would be if DeWitt simply announced an option to buy 100 acres somewhere in metro area if things don’t change.

What in the world would that accomplish? What exactly would the demand of the city even be to make Downtown better? As to what Emerson wants in an HQ, is it certain that it would all be in one location in the Metro? Could be split, especially if their space needs are greater than anything available.

i really doubt they need space for more than 1000 people, and i wouldnt be surprised if it was 500 full time any given day at the office. they did sell a huge chunk that will stay at current HQ but they're also buying a company right now
