^ I'd be happy if he bought Chemical and LaSalle Buildings for redevelopment and his offices.

By the way, it is very depressing to know he is just one of the few larger privately-held companies based in the City.... according to Biz Journals Top 150 list, I believe only 4 out of the top 50 are city-based. Depressing. Depressing. Depressing.

Per the BJ
Development of the hotel is dependent on $9million of Gap TIF financing from the city and $18million in state & federal incentives.
A restaurant/bar would join the gran lobby on the first floor with 12 floors of hotel. Floor 13&14 would be condos, and a lounge would be on the top floor and rooftop.

Construction could start as soon as August.

Sounds like a nice project

The PD article states that they are going to try to restore the first floor but keep the square windows, also appears that the new hotel entry will be to the North which means the parking lot is likely to stay, was hoping that would go away.

Should further reduce the high "C" class space vacancy downtown

^ I was hoping in the long term they'd build on that lot.... and I'm also curious on what the entrance would look like from what is now the rear of the building. I can see how ingress/egress makes more sense there though than narrow one-way Olive with no curb cut.

Isn't the Mayfair on the same street a couple blocks north? They seem to do just fine with a street-facing entrance. Two words : Valet Parking.

^ I don't disagree, just saying how I can see how the hotel may like to have some more room to work with. However, after re-reading the Post-Dispatch article, I'm having a hard time figuring out what exactly is going on:

Still under design is the project’s first floor. Gill said a hotel entrance would be off what is now a parking lot on the building’s north side. She said most parking for residents and hotel guests would be in two nearby garages.

Perhaps the reference to the north side entrance is a secondary entrance? It would seem odd to have the main entrance be in the back of the house and not capture the sophistication of the Olive facade. Regardless, it does seem like there will be some work done in the rear and elimination of most if not all of the surface lot. Renderings, dammit, we need renderings!!!

Construction to start soon with demo beginning before the end of the month and a fall 2018 estimated opening. The hotel will raise the Marriott Autograph Collection flag.

more: "The development will feature 140 hotel rooms, 14 apartments and one top-floor penthouse. The ground floor will include a bar and a Baja-inspired restaurant, and the rooftop will be converted into a restaurant and lounge with a pool. The hotel will also include a 4,400-square-foot ballroom."

Emailed Amy Gill today about part of the building that they are demolishing near Locust. It collapsed while they were working on it. They will rebuild it.

^ I just assumed the were demo-ing it for ballroom space. No idea if there was any interior historic detail left but there wasn't much on the exterior.
Honestly, with the amount of exterior restoration they're doing on this one, specifically the arched entry, I'm okay with sacrificing some interior detail. Although given how "well maintained" this building has been, I'd be surprised if there was much historic interior left.

This baby is moving fast. Construction crews are here night and day. From the garage behind Old Laclede Bldg you can see how clean/ gutted the insides are. It's nice to see the place semi-illuminated at night.

As for the Laclede Bldg, more and more rental units have become available. From inside the Arcade apartments you can see the transformation from cubicle to living space. The huge windows must be a selling point. Somewhat of a dollhouse looking across the street.

After grocery shopping in the CBD tonight - drove east on Olive. Has anyone else noticed that almost every building from the OPO (on the north side of the street) to 4th Street is surrounded with construction fences and getting rehabbed. It is pretty damn impressive.

Would love to see Chemical added to this collection very soon. Although it should be stated that the fence from Railway is leftover from the water damage restoration. No actual rehab work has started on it.

I have yet to make a visit inside, but from the exterior it appears as though this has been a fantastic rehab. Extremely excited to see this one back in use.
