I submitted the name "West Mill." I could be wrong, but it was my understanding that Mill Creek Valley—or at least the part cleared in the massive land clearance—was on the other side of Grand. This is to the west. Thus, West Mill.

When you look at the rails, there is a huge bend right near the area. I like the name "The Bend" or "Prospect Bend".

I think we're all pretty much welcome to ignore it and call it whatever we want. No force of law to this. And if no one likes it and no one uses it perhaps it will eventually go the way of . . . whatever Kiel is currently called.

I kind of like the name but I personally like when districts have yard in the name. Maybe something other than Prospect though. I'm willing to try to use it though and see how it goes.

From the article, the office for Phase One appears to be almost fully-committed and they hope to be able to make announcements on some of the tenants this Spring. Also,...

The tract soon to be cleared could host as many as three built-to-suit office buildings, Smith said, with somewhere around 350,000 square feet of total space. He said there was a “reasonable chance” construction could start on one of those offices before the first phase started opening in mid-2019.

I'd have to go back and look, but I believe that would be a larger project than originally released.

Theres a mention of prospects have come forth & they continue to have conversations with interested companies per business journal but theres no mention if theres going to be retail in any of those office buildings.My question is are all 3 of the new office buildings suppose to be 5 floors? I'm curious about the potential mid-rise closest to the elevated highway if thats still in the overall master plan?

It looks like from a previous NextSTL post they have a render of the northwest office building of phase 2 showing retail on the ground level. My guess is if retail in Phase 1 takes off they will have retail on lower levels of Phase 2.

I'm sure all the office renders so far are only conceptual. What actually gets built will be based on the requirements of the anchor tenants.

Just asked on their Instagram and they said yes, the first office building will have street-level retail.

The update on their website says that, "Cortex is collaborating with Lawrence Group to bring additional land to the project". Any guesses what land they are looking at? Possibly the 3901 Forest Park Ave. lot?

^ I'd assume they'd want to buy out Crescent Electric and perhaps the fire station. There's also all that property to the east before the SLU dorm; there's a rendering out there of an office building just east of the brew pub building on Spring. And there's the stuff behind, including the Fair Saint Louis warehouse. So lots of potential acquisitions.

With latest from the City Foundry is it worth adding a spec office spec thread just as their is a hotel thread for proposals floating around? I believe you got the following at a minimum

- City Foundry, up to three office buildings built to spec in next phase as well acquiring additional land/site
- CORTEX/Wexford advertising its garage under development and additional two more office buildings
- ATT Building with a possible buyer, upgrade
- Clayco floating a spec office development along I-270,
- Not to mention future Centene/Clayco phases and previous Clayton CBD proposals

Like a the hotel thread, a lot being floated in short order and fair share of speculation on tenants, who needs more space
