I feel ya. I know I'm a young-in, but by the time I had seen a few Steamers games there, it was pretty crappy.

Hmm...no matter what it is...if something is crappy, tear it down in favor of a suburban style office park. Well that just doesn't seem like the general way of thinking on this website, but whatever.

Now that I think about it, there's a lot of North St. Louis or even Carondelet that looks pretty crappy, so let's just tear it down and build an office park!!!

You completely misunderstand me, but whatever.

To be totally honest with you, I don't miss the Arena. It wasn't really a part of my childhood, and I thought it was a piece of crap. Oh, and I should point out that it wasn't a particularly "urban" design.

Does that mean I like its replacement, or feel that this should be the fate of all structures in similar condition? No.

I wasn't comng after you. Your post just provided me with the phrase I used to try and make my point. My post was aimed at the views of others inside this topic.

The steel frame is up for the Plaza Three building at the back of the site, but no work yet on the larger, more prominent Number Two.

Don't they know that this in inside the city limits and NO ONE is going to move a business there or work there because of the 1% tax?! Sorry - I couldn't resist!

Is that the numeric designation or your opinion of the building?

Uh, that's what the developers call it. Highlands Plaza Two.

A couple updates from Agave tonight.

The hotel on the site supposedly has the highest occupancy rate in the city.

The building currently under construction was 70% leased before construction started (total building is 63k sq ft).

They tried to lure Centene there, but obviously lost out. They plan to build a tower on the last 8 acres (the back of the site)

The tower in the rendering looks to be ~12 stories - but I think this was put together when they were looking to land Centene.

The Lofts at the Highlands are 80% leased.

I know y'all hate the layout and stuff, but I'm sure we're all glad to see this be doing well. I'm not worried about the success of this giving the idea of more office park-like areas in the city, I'm just glad to see the success of this. Outside of the office park layout, I like the designs of the buildings.

They have started on the second office building on Oakland the past couple of days. It is good to see this project moving.

The closure of the Kreigers is not an indictment of the site. A number of other Kreigers have closed up recently and it looks like the company as a whole is on it's last legs.

I was not suprised at all that the Kreigers closed. The service was HORRIBLE!!! Me and my family ate there three times and every time was a disaster between incorrect orders and servers who would disappear for long periods of time. After the third time, we all agreed we would never go back there again even though it was a convenient location for us to meet for a meal.

a tenant (MTS) is supposed to move in next week. some of them were very happy to be moving closer to the city i hear. the rationale for moving to the city makes good sense for them.

MTS is a tissue and organ procurement company. It makes sense for them to be near the hospitals in the area rather than at their olivette location.

Am I mistaken, or doesn't the depiction of Highlands Plaza II show a curved roofline, similar to the first building? I was under the impression that, once complete, the rooflines of the three buildings are supposed to form one sweeping curve

I, too, miss the Arena. Going to concerts there was a big part of my youth. And I watched glumly as the old gal was imploded. :(

Now, all I have are my memories...and one of those numbered souvenier bricks. (It makes a great door stop.)

There's a rendering of Plaza II in the Post's business section today. It's somewhat differant than the image ArchCity posted on page 2 of this thread. Now the facade curves, rather than the roof.

The new rendering looks REALLY good.

PS. Those lofts are still in the worst location.

Ah, yes, I always forget to specify print vs. online. I'm old school; I still prefer the print version.

^Thanks! I couldn't find a rendering - I guess I wasn't googling hard enough...

I wish this building was a bit more than 4 stories, but it is a decent enough design. It's about time they put in some retail here. I would think a cafe and convenience store would do well right next to Forest Park CC and the Highlands Lofts, not to mention the 200,000+ SF of office space.

Now maybe Balke-Brown can get started on that 25-story condo/apartment building and new pedestrian bridge over 40. 8)
