The building between Nephews Grill and the Oyster Bar Graffiti garage ahs construction fencing around it and appears to be facing demolition. It's demolition by neglect. the roof has holes in it and the facade has been crumbling from some time. I also think the graffiti garage is also on the demo list due to it being closed for some time.

The owner is 800 S. 4th LLC who also owns the Meineke at 728 S. 4th. The address of ownership is the Dent Devil at 14949 Manchester in Ballwin. A demolition permit was applied for 4 years ago but was never issued. This time around, it seems like it could be issued, which would be a shame for this whole area. I do think ti could be saved and restored for a considerable amount of money but the owner is clearly in the Biz of parking and cars, so there's that. This owner also owns the building Game 6 Honky Tonk is in.

Hopefully, this goes before the Preservation Board but I have a feeling it won't. If it does and they deny it, the owner may just let it collapse to justify demolition. Meanwhile, the 3-floor building next door to Game 6 is in ok shape right now but may not have much longer as the owner appears to be a land holding individual (REAL ESTATE INVESTOR WHOLESALE LLC - 150 WELDON PKWY STE 103 MARYLAND HTS, MO 63043).

We really need some kind of device to fight against "investors" who sit on properties and let them fall down. I can't think of a better use of eminent domain. Pay them the assessed value of the land minus typical low-bid demo costs and then auction it off to a qualified rehabber with the condition that they fix it or the same happens again. Yeesh!

"LoanSum LLC". Not sure if they are lien holders, or otherwise. It is in rough shape though. Losing this entire block would be a massive blow.
