Back in February, the Vines bros posted on their blog regarding this suburban-style townhome development. I don't recall seeing a thread for this on the forum:



It seems they've since updated their 'design':

^^wow I'm speechless in regards to how poor that design is. That 'house' (I am using the term loosely) is clearly designed with the most important resident, the car, in mind. The pesky car servants, the humans, are of course concealed far away in the attic where they will not bother their master automobile in its slumber.

^ to be fair its not an easy issue what to do with parking at that spot but certainly something better can be done than that.

^^ lack of money or imagination or both. There are row homes in san Francisco or new York with first floor or basement parking that is cleverly concealed or hidden but I'm sure that they cost a lot more than these monstrocities.

Yep, something like this:



Put the 2-car garage in the back on the basement level abutting the main living area and build a deck on top of it. What a fantastic place that would be to hang out on a beautiful spring day and watch the river roll by...

Granted it's (was? Whatever happened to this development anyway?) a much higher price point, but these townhomes manage to hide a 2-car garage in the back of the building:

For an example of what can be done at that price point with some creative thinking, take a look at these townhomes in Seattle area. They were recently constructed and were/are listed roughly in the same price range:

I disagree. Take a look at the extant development immediately to the south. It's pushed back toward the bluff with a long drive leading from Broadway, and even then there's enough space to put a paved road immediately behind the building. It'd be no problem at all to build the new townhomes 20-30 feet further inland.

Yeah, that top one was in Haight-Ashbury.

Not sure if there is much to complain about when it comes to the design of the proposed houses when you considering the entire area, a lot of places there look like crap compared to whats proposed...not every house of the bluff looks like the one posted.

speaking of the Mississippi Bluffs btw, there is an agenda item on the upcoming Preservation Committee meeting dealing with a proposed GRG trail connecting Belle Rive Park down the bluff to Sister Marie Charles Park. Cultural Resources has some issues on the proposed trail and is working with GRG on it... hopefully a good solution can be found that will enhance these somewhat creepy parks.
