I believe the North Riverfront Business District has more older industrial buildings and more buildings period that could be used or industrial uses or converted.
Keep in mind Old North STL used to expand to the riverfront and thus one can find houses east of I-70 near Broadway.
Again, I propose the idea of reusing many abandoned buildings that are near one another for an artist loft district that is afforable to artists <read>
