REAL ESTATE: New building going up at the Highlands
10/13/2006
Mid-America Transplant Services of Olivette will relocate its headquarters to a new building in the Highlands at Forest Park.
MTS is a nonprofit group that procures organs and tissue in Missouri, Southern Illinois and northeastern Arkansas. The organization said the move will position it closer to St. Louis' primary transplant centers.
For the new headquarters, MTS will partner with Balke Brown Associates, the developer of the Highlands, to build a four-story, 82,000-square-foot building called Highlands Plaza Three. Construction is scheduled to start next month.
MTS will have a 50 percent ownership in the building and use about half of its space.

hmm ... I wonder how those "lofts" are doing? Now this place will look even more like a suburban office park - because that is, in fact, what it is.

It really has become kind of a patchwork development. Still, it's nice to hear of a firm moving from Olivette to the city and leasing 40,000 sf of office space.
I think there's a separate building in The Highlands that's being developed as medical office space too.

Are they still wanting $1200/month for a one bedroom?
This is a suburban office park with overpriced 'urban' living. Since the only place in walking distance is Kreigers and possibly Imo's, I fail to see how this area is desirable.
I find the development ugly and lacking any appeal but its nice to hear business will be moving from the County. Yet I fear this might instill the idea that suburban development attracts business?
Either way I wish the Area was still there.

Exactly. Other than the lamella(sp?) roof, the place was nothing more than a cattle barn.

i agree that preserving the arena would be worthless ... though i do hate this project. I actually wouldn;t mind it if it was just all office space - but to throw residential in their was sinful. There's nothing "loft" about living in the middle of a giant office park's parking lot.

Don't forget about 6 years ago Enterprise Rent-a-Car came very close to moving there from Clayton (along with support offices in Maplewood and Weldon Spring). The city didn't do anything to attract them to move.

And wasn't Bridge (now Reuters) the original tenant proposed?

I thought the reason apartments were built was because a lack of interest in office space at this site. At least Korte was willing to continue investing in the project, they could have left the land empty when the office market dried up.

I think thats true .... I believe they did go residential because the office market was weak. Doesn't change the fact that the residential units lok terrible ....

Wow...my commute could have been so much shorter.
How was the Arena worthless? You think Kiel is any better (yes its Kiel to me). The Arena was a beautiful building as was the old stadium. I would much rather have the old Arena when compared to an office park.
We could still have the Kiel Auditorium and Opera House as well.

Ever been in the Arena?

I feel ya. I know I'm a young-in, but by the time I had seen a few Steamers games there, it was pretty crappy.
^The atmosphere at Blues games at the Arena was incredible. There were a few games in particular that I'll always remember, because it was just so electric. Oh, yeah, and quite a few concerts from the old days that I sort of remember, if you know what I mean.
I think this new building at The Highlands is nothing but good news, especially with the suburban tenant coming, and all.

The arena rocked, it could have been the perfect site to retro-fit for a new MLS team instead of this bloated office park we hve now. They really could have done something great by developing residential towers behind retail fronting Oakland, which would entice people to walk along Oakland to and from Forest park and the Science Center. But no, they had to tear down the barn and put of green glasses I dunno what. Right now, it's still a work in progress, but I see this being one of those 'good intentions' things.
had to chime in on the Arena... definitely a memorble time as a kid. My dad had season tickets in the 80's. I used to get antsy waiting for Saturday night games when I knew I'd be heading down. Game seven against the Northstars.... amazing. Nothing used to beat the Arena and post game trip to Rigazzi's.

What is ironic about this, is that by the 80's, Blues games were pretty much dead, as compared to the early years of 67-72.

Mine too. When it was still Bridge I was living in Dogtown. I could have walked to work...

The rendering in the Business Journal is pretty unexciting. I guess the "roller coaster" motif is out the window now.

Hmm...no matter what it is...if something is crappy, tear it down in favor of a suburban style office park. Well that just doesn't seem like the general way of thinking on this website, but whatever.
Now that I think about it, there's a lot of North St. Louis or even Carondelet that looks pretty crappy, so let's just tear it down and build an office park!!!
