Pretty sure since the stadium has shifted north of market that these are getting bought out and demolished. If you see the new renderings the stadium it goes up to Olive now

There are currently three conjoined buildings at that point on Olive. I believe the plan is to demolish the 2 westernmost buildings (the former Club Blackwood, I think and the convenience store) and leave the easternmost one (formerly Black Pearl Tattoo) highlighted in this ad. If you look at the Stadium rendering you can see the building at the lower right, just in front of the stadium itself.
I'm curious to see how this plays out. 1) Refuse to sell, put a bar in there, and rake in the dough on game days, or 2) Cash out now and put the money toward other developments?

^ Goldmine! And I think the kind of small-grained detail that can make a big difference in overall execution of the site... the owner is a KC area developer that picked up the property in 2018, btw. The other two buildings are locally owned and as you say by an accommodating owner. Also of note McKee recently sold his lots fronting 20th (adjacent to 2008 Olive and part of the plaza area in the renderings) to an owner with a Clayton address, which could be directly related to MLS ownership. OTOH if "TKFC" stands for Totally Kentucky Fried Chicken maybe a drive-thru chicken joint will be coming.

Looks like there's another thread on 2008 Olive: 2008-olive-1909-locust-and-1917-delmar- ... ml#p302777
No idea on what's going on with the other buildings (which include the old Tin Can, where I miss the Thursday Night Trivia). But, with 2008 Olive likely staying put, I bet they're going to be very profitable once the new stadium gets going. Good eye on that, Black02AltimaSE.
Related to this, here's Chriss752's Cityscene STL article on these buildings and Abbott Properties. This is the same group working on the "Locust Collaboration District Center and Park."chriss752: Kansas City based Abbott Properties is aiming to redevelop 4 buildings in the Downtown West-Midtown Alley area. The three addresses in the title of this thread are in Downtown West.
All buildings will receive renovations for build-to-suit opportunities. All will include retail space while 1909 Locust will include 2nd Floor office space. The 1917 Delmar building will have the largest renovation. No price tag or timeline was given. Salient Realty is marketing the properties.

I guess I just figured that that building was left in the rendering because it hadn't been acquired yet. It seems kind of weird/random that they would incorporate it into the stadium plan.Black02AltimaSE wrote: ↑Jan 15, 2020There are currently three conjoined buildings at that point on Olive. I wouldn't necessarily say its "being incorporated". If anything, I expect the MLS group to physically/aesthetically wall it off, because God knows the MLS ownership group really, really doesn't want this "random" building "spoiling" their plaza. However, I don't think there's much they can really do about it if the owner doesn't want to sell...unless eminent domain is an option, which I don't think it is.
And, not to get too far off topic, but here's a parcel map showing all the Downtown West and Midtown properties currently owned by Abbott:

^So wait, the guy that owns this building owns the land (and presumably leases) to an Enterprise Rent-A-Car retail location... hmm Not sure what that means but it kind of adds a layer to the questions surrounding the building and its inclusion in the renderings. Personally even if it was not slated for demo i am surprised the group can stand the idea of it being in private hands and immediately adjacent their new stadium.Tim wrote: ↑Jan 15, 2020I wouldn't necessarily say its "being incorporated". Also, this Abbot guy sure owns a fair amount of property in DTW. Wish he would build on some of the green spaces and parkings lots.
Whoever he is, hopefully he’s the next Kroenke (with Enterprise connections instead of Wal-Mart), but actually cares about the City and Downtown.
Abbott is not a big developer and primarily focuses on renovating existing buildings. Googling the company, I've found no new buildings constructed by Abbott in KC. All those grassy lots he owns may eventually be home to new construction if the company decides to take that path.
The track record by Abbott is quite good so any properties they own that are existing buildings, expect them to be renovated over time.

Why wouldn't eminent domain be an option? Building a large urban project like this would be nearly impossible if it wasn't.Tim wrote: ↑Jan 15, 2020I wouldn't necessarily say its "being incorporated". And FWIW, this property was described as "the last holdout" by a member of the stadium design team at the Open House. The implication seemed to be that that was the reason it was included on the renderings.
