Lux Living will present a proposal for a 7-story, 260-unit building on the site of the Motel 6 at the 270 and Dorsett Road exit in Maryland Heights on August 9th. The architect is Hoefer Welker. Maryland Heights planning staff does not have a formal recommendation on approval and is leaving it up to the planning commission to decide. This would compete directly with Pier Property Group's Flats at Dorsett Ridge, which is just west of here. It's unclear is a tax incentive will be sought on this one.

This was a project that was only being kicked around when I was at Lux with basic site plans having been drawn up. I didn't really realize it would look like this or be as massive.

This is their second project in the suburbs behind the Crestwood project.

You can only have so much creativity when you tap the same architect to design four of your projects under the strict rules you set to make your numbers line up. This is why having multiple architects becomes important because each project will most likely end up looking different. 

Look at how VE Design Group/BE Creative has building designs that look the same. Chelsea, Hudson, McKenzie, Wonderland and Oakland/Kingshighway (differing one is Engineers). Look at how Hoefer's look similar with Dorsett, PortKC, and Katz (differing one is Crestwood). They have their flow going, but creativity is needed.

I read a BJ article today about the St. Charles project that said both this one and the Crestwood project were “underway” while LUX struggled to get city projects off the ground.

I wasn’t aware of either of those breaking ground lately…anyone know anything?

I wouldn't say they've "struggled" to get City projects off the ground; rather the City has slammed the door in their face (for better or for worse).

^ The Engineers Club seems to slowly be moving forward.

I drove by this week, hotel still seems to be open.
