Union Station owner looks to build apartments at West Port Plaza
MARYLAND HEIGHTS — The owner of West Port Plaza wants to build 254 apartments at the office and entertainment district, according to plans filed with the city.
Lodging Hospitality Management — which owns St. Louis Union Station Hotel and 17 other hotels in the region — wants to build the five-story apartment complex on the eastern parking lot facing West Port Plaza Drive near Page Avenue in Maryland Heights. The building would consist of 24 studios, 167 one-bedroom apartments and 53 two-bedrooms and would have a dog park, bar and other amenities, plans show.
“With the office space and the bars, restaurants and hotels, the apartments will be a good compliment,” said Bob O’Loughlin, chairman and CEO of LHM. “We’re excited about it.”
LHM plans to build a parking garage that would accommodate 309 vehicles plus a new parking lot for 20 cars, giving the development a car-to-apartment ratio that’s lower than what Maryland Heights’ zoning calls for.
However, the city’s Planning Department is recommending the project because LHM’s traffic study and parking management plan showed that West Port Plaza will have enough parking for residents and visitors, City Planner Michael Zeek said in a report to the city.
Moreover, the apartment development would provide a “built-in market” for West Port Plaza’s shops and restaurants, Zeek said.
No date has been set for the planning commission to review the project.
Dallas-based architecture firm Humphreys & Partners is designing the project. No general contractor has been selected yet, O’Loughlin said.
LHM would have to start construction within two years of the City Council’s approval of the project.
