Was sorry to see that they anticipate only 12 residents for the project. I'd like to see more dense, walkable projects in Downtown K'wood.

Construction is progressing on this new condo building in Kirkwood. I hear that all the units were already sold privately by the builder up front and will not be on the open market as new, unless they are re-sold by a current buyers.

I know 12 residents doesn't seem like much but the condos are 500-800k! Also developer pre-sold the entire building! So demand seems to be there for much more of this!

Even though it's not many people, the building has very nice mass and comes right up to the street. That along with being built on top of a parking lot and requiring demolition or some other ridiculous parking situation is a massive win and sets a nice precedent.

What was it 2 years ago that Kirkwood was tearing down historic buildings for surface lots? Also this development forced their council to legalize true mixed development projects. All very positive outcomes.

I say kudos to Kirkwood on this project! In my book, they've one-upped their bitter rival Webster who recently let the NIMBYs take down the loft proposal on Lockwood.

Whoa, that's a sexy building. Bump it up a floor, put a nice retail platform under it, and give me several of those throughout Downtown West and Midtown.

Had a chance to tour this building recently and as others have stated, it is indeed a sexy building. It's the only condo building in Kirkwood with sprinklered patios which allows owners to put grills on their outdoor space. The outdoor space for the penthouse units is close to 1,000 sq ft. Wired for sound and tvs too. Views are amazing.

Just down the street from the Madison, the same company is going to build The Barclay at the corner of Madison and Clay.  East side of Clay, South side of Madison.  The building front will face Clay.  Construct expected to start between October and January 2019.  Same Architect -- Core10.  14 condos about 1800 square feet each.  12 condos on corners of first 3 floors, and 2 larger condos on 4th floor.  Here are two slightly different renderings:

Say what you will about the construction of these condos, the finished products look nice. DTK needs another 50 of these projects.

I know this is incredibly small potatoes but if anyone wants to sign this petition to make that intersection a 4-way stop (currently a pretty dangerous 2-way stop when you take into account the growing residential density & the fact that McEntee Park is right there), I'd appreciate it! I've been trying to get city council/public works to make a move for a couple weeks.

I agree.  I live nearby and go thru that intersection regularly.  I've seen cars on Madison assume it is a 4-way stop, like nearly all the other similar intersections in Kirkwood.  They pull out in front of thru-traffic and get honked at -- at best.  Walkers with mobility issues can start across the intersection when all traffic is clear.  Then a car from the North pops over the bridge before they can get across.  It's also not surprising how many people who have the right-of-way stop anyway.  They just assume it's a 4-way already.
