Since I have absolutely no "connections," I don't feel comfortable making a list of predictions. I will, however, post a list of things I'd LIKE to see happen in 07, to wit:



1. Someone please step forward to redevelop the Kiel. Vacant, it's a real black eye. Developed as a performing arts center, it would be a real feather in our cap. (With apologies to Heller.)



2. Construction on "the Lid" begins by the end of the year.



3. Along the lines of an actual prediction: a major retailer opens downtown, and it's not necessarily a part of the BPV.



4. Something--anything--will come to Midtown. While I'd like to reiterate my position that the Grand/Lindell site should remain "off the market" until it supports something truly spectacular, this area desperately needs attention.



5. "The Grove" will really take off (again, more of an actual prediction). Although I hate the name, I think this is a really cool area.



6. MW will announce its final plans for his mystery tower (pretty please!).



7. The Flamingo Bowl will be open! Yay!

The skybridge to the St Louis center comes down.



The Lemp Brewery is bought and plans are announced for a community with retail and residential.



Work on the BPV site gets underway.



Nothing major happens on the Bottle District site.

With breckenridge passed on, his plans for a 60 million dollar condo tower at 14th and Clark are scuttled...but replacd by a class A office building.

Breck's plans seem to have come undone...but no office building.



The rest of Cupples erupts as The New Ballpark takes a hold of the area.

The Union pacific Building finally starts renovation.

Check.



The ghost of John Pyzck (i think) haunts the owners of plaza square until they do something with the property.

A group from STL announces its intentions to bid for MLS expansion team.

Predictions for 2007...



Crime will become more of a issue DT .

New night clubs will open in the area just west of Jefferson and Washington.

Another Casino will test the waters of opening just north of the landing.

Progress on the North South Side Study , County voters will pass a tax increase to help fund the line.

Major plans to renovate city hall will be announced and funded.

Here they are for 2007:



MoDESA funding gets OKed, Downtown begins infrastructure transformation.



Olive West of Jefferson sees remaining buildings rehabbed, and one piece of new construction proposed as some smart developer jumps ahead of the SLU arena project's completion.



Kwame breaks ground on its Washington and Tucker building.



The new facade of the Days Inn suprises us all and Looks Good.



Target finalizes its plans on Forest Park Parkway.



The Blues rally under new coach Andy Murray and finish 10th in the West.



Somebody proposes new construction at Clark and 14th.



MVC begins construction of new headquarters.



I cry for Argentina.



The lid gets nailed down.

Burdgeoning downtown population forces City leaders to re-examine the New Life Evangelic Center shelter and its hinderence to development.



CWE continues its high-rise boom with announcement of a 50 story tower at Kingshighway and Lindell.



Metro stays afloat another year with some sort of state/federal cash infusion. Of course prospects of continuing current service is still bleak.



New Players in the loft market attract attention by announcing artists lofts on North Broadway. The rehab attacts night clubs for retail, people notice a similarity to another development boon in St. Louis history, but can't figure out what.



State of Missouri begins a committee to look into transferring police control to the City of St. Louis



Another wave of City charter amendments will be proposed.

Major Grocery Store (Schnucks, Dierbergs, Whole Foods, et al) comes DT



Average price of lofts on Washington goes to 230/sq ft



Parking becomes a premium for loft owners



Cardinals win again (all right.... I admit this one is a stretch)



At least 2 major renovation projects start happening on Grand Avenue, NORTH of Washington Av.



The city finds an alternate to the 1% city tax (this is a wish)



Fortune 500 company establishes a HQ DT in the Gen Am building.

...and then somebody sues to prevent the state takeover, the district is awash in even more chaos, and of course the children suffer. Won't somebody think of the children?

The school board and the "Sup" is not about the children. It's about lucrative contracts to run the school (like supplies etc) and who has the <b>POWER</b> to hand them out.

A new plan for the Bottle District will be announced.



Residential towers will be announced for Lumiere Place on LaClede's Landing. Renderings will be released.



A new plan for the Kiel Opera House will be unveiled.



Ballpark Village breaks ground same day as Cardinals first regular season home game.



The Roberts Brothers will start construction on its Mayfair addition.



A 10-15 story mid-rise mixed-use development will be proposed for the SW corner of Lindell and Euclid.



The American Heart Association building will be torn down in preparation for The Lindell Condominiums.



A rendering for Joe Edwards' 10-story boutique hotel will be released.



Delmar Trolley gets some funding.



Gateway Lofts on Washington and Tucker will break ground.



Developers will announce plans for the North Riverfront Loft District.



Locust Business District will announce plans for major streetscape.



A major corporation will announce relocation to downtown in a new tower to be developed.



Cortex III will be announced.



A new hotel will be announced for the CWE/Medical Center area.



Renderings for SLAM (St. Louis Art Museum) will be released.



Downtown catches the eye of a few national retailers that aren't planned for any new downtown district.



Washington University Medical Center will announce a new major institute and building or a new building for an existing institute.

Not really predictions but more of a wish list.



-Redevelopment of the Near North side. Includes demolishing the newer homes that are cheap and already run down along with builing on the vacant lots.

-Metro Link or Trolly to serve Soulard, S Grand, Benton Park, and Lafayette Square.

-More development aroung the ballpark and Ice house district. and Eliminate the large amount of surface lots directly south and west of ballpark.

-Better football fans and a new football stadium south of the Landing.

-More diverse options for nightlife DT. Very unique lounges that cannot be found anywhere in the country with a mix of dive, lounges, and pubs.

-More diverse and afordable dining options DT. Gyros, hot dogs, a good Pizzeria, etc.

-Redeveolpment of riverfront

-Fortune 500 company to move HQ DT

-Redevelopment of gateway mall with apartment towers.

Well, thats one down already, but, umm, this is still 2006, so, no prize for you! (see today's BJ) And, if Santa delivers my present, the first prediction might be taken care of by the end of the year too! :wink:



My prediction: All twelve proposed Whole Foods and Border's/Barnes and Noble's stores will open downtown next year. The crush of demand for overpriced organic food and reading materials will be so great that a dozen more will break ground by the end of the year.

TOP 10 2007 PREDICTIONS--

10. Cordish announces tenat mix @BPV which includes ESPN Zone, Ruth's Chris (returning DT) and a JBucks. Mike Shannon complains that he is sick of taking a back seat to Buck, especially post-mortem.



9. Powell Square announces another redevelopment plan. New plan includes new construction adding 3-4 floors on top of existing structure. New floors house national museum of graffiti art.



8. Bottle District announces another reconcept, moving more residential in nature. Daniel Liebskind is announced as the lead designer for manhole covers.



7. Flamingo Bowl opens in November (joining Pin-Up bowl as the second boutique bowling bar in the city owned by Joe Edwards). Two weeks later a new smoking ban is proposed for the city to be voted on in April '08 elections. The ban excludes bowling alleys, but includes all other restaurants and bars.



6. City declares levee between LKS Blvd and river blighted. Says will sell old cobblestones for $50 each as historical momento's to help fund redevelopment. For an extra $50 you can have your stone personalized and reinstalled in the new development to show off to all your friends.



5. School Board decides that their scheduled meetings can actually help close the gap in funding. Huge crowds gather at Scottrade center to watch "O'Brien's Cage Matches" which feature former, current and in a wild twist, potential future Superintendants matched against opposition board members.



4. Grand Center changes name to Grand Left and Grand Right. Larry Biondi pushes for wall which separates the two, saying "this is to help traffic patterns after the new arena is built".



3. The Grove neighborhood changes their name to The Groove because it sounds cooler.



2. Petitions get Forest Park land swap up for public vote. Due to poor wording on ballots, populace becomes confused and actually votes to give away the enitre park to BJC. BJC is pleased and announces it will take care of all zoo animal medical problems as a give-back.



And the #1 prediction for 2007---



Larry Rice proposes a homeless shelter inside the Serra Sculpture. Rice says that far less canvas is need to create a roof for the sculpture than his tent city and that 500 homeless could be housed within.
