^Two areas in St. Louis Hills (both called St. Louis Hills Estates) have some terrific mid-century houses. They're not modernist, but more like ranch/moderne, if there is such a thing. Beautiful, executive-level, brick and stone showcases. Few people are even aware that these little enclaves exist within the City limits.

You've just described the numero uno area on my list when my wife and I will go shopping for our next house in the next year or two. We can't afford the larger homes there, but there are still some nice-sized and reasonably priced homes there, if you can find one when you're in the market, that is. I love it there!

How common is the thing of "pay for plug in, but the A/C - heat and ceiling lights are paid for" in most places? That's an interesting concept, that they would include A/C and ceiling light cost in the rent, but put all the rest of the circuits on a separate line for you to pay for on your own. Seems a tad complicated, but I'm just a downstate boy learning the ways.
Another question...
Are there limits (per property, or city imposed?) on how many people (not talking more than 4-5) can live in a loft, or apartment? The reason I ask is, I know at the very least that myself and my friend (2) are planning on living together. We also have 2 or 3 other friends (but that's all) that have shown an interest in moving up there with us. I'm worried about whether there will be some places that will limit us to 2 people in one unit. (though I think that a 2 bedroom 2 bath loft should technically allow up to 4 people)
What is your experience with this? Again, I'm asking because I just don't know. I just don't want to give them (the others) the idea we can all split rent (college students, trying to economize) and then have some, most, or all places say "no, we have an occupancy limit".
