it's not a hundred percent for sure yet, but Opus wants to fill up the rest of the parking lot next to the park east with new lofts! it is to be 5 stories (i think) with retail at the base! IT's mostly glass and the renderings are awesome. It's basically a u-shaped building with a public parking garage tucked in the middle, totally hidden from the street.

Very good news. I can't wait to see renderings. I am also glad to hear that they are bringing the hidden garage concept to St. Louis.

Cool! That should be a good "time-killer" project for Opus to keep them busy between Park East and Lindell/Euclid.

In today's Business Journal it is reported that Opus is moving forward with its plans for the Park East Lofts built on the land next to the Park East Tower. The building will be no taller than 6 stories and there will be 48 units that will be 1,000 square feet each and prices will range from 250,000 to 450,000. There will also be 8,000 square feet of retial and the city plans to build and own a public parking garage on the property. Construction could start in the Spring.

I read that too. I'm kind of confused though. How are Opus' plans and those of the city's going to work? The lot isn't that big; I'm not sure how a parking garage and a loft building will fit there.



I'm really glad though. I was wondering what they were going to do with that part of the block. Good to see more retail space.



Speaking of which, has Park East announced the tenant for its Tower retail space?

That's a lot of money for such a small space. Is it 1,000 sq. feet and higher? Or 1,000 sf each?

I think it was an average of 1,000 square feet.

the sizes of the lofts at Park East will be 900-1500 sq. ft.

from what i understood, the building has a U-shaped structure with the open space facing the alley. The open space is where the city garage would go

Opus plans $20 million Park East Lofts project

Opus Development Northwest LLC has another project in the works for the Central West End. This time the Chesterfield-based company is moving forward with plans to construct Park East Lofts, a $20 million, 48-unit condominium residence.



The Park East Lofts will be located on Euclid Avenue, immediately north of Opus' Park East Tower, a luxury 26-story condominium project under construction at Euclid and Laclede avenues.



The loft units will average about 1,000 square feet each, ranging in price from about $250,000 to $450,000, depending on size, said John Pitcher, Opus' director of real estate development. The new building will be no more than six stories tall so that it won't block views from the Park East Tower.

This will be great - a real boost for the block of Euclid between Laclede and Pine. I lived on Buckingham (the little side street next to the future lofts) in 1988-89 and had a truly urban experience: watching the cops do drug busts across the street. How things have changed, and all for the better.

Woohooo there is more first floor retail and no apparent parking garage visible from the street. Opus is filing in the block with an amazing profile of two great projects. It is so impressive how a few blocks can make a major difference!



Keep up the urban design and quality development with Euclid and Lindell being all the way to the street and not allowing a setback on Lindell OPUS!

OPUS will build closer to the street on Euclid such as Park East Tower, Park East Lofts, and even the Lindell Condos (on the Euclid side) as Euclid is lined with sidewalk abutting structures. But the Lindell setback for OPUS' tallest tower also fits in with other Lindell buildings, including the new 4545.

At least it doesn't attempt to look 100 years old. It's developments like these that will finally give St. Louis the architectural mix its been hurting for. I'd still like to see some adventurous glassy facades. Other cities are far more ballsy when it comes to residential infill.

does anyone know who the architect is for these. i know forum studio is the architect for the park east, are they for the OPUS projects?

Not a bad looking building. Glad it is not all brick.
