Adding public parking back with this project is going to be great for the area. It's too bad the Park East Tower didn't include public parking to replace the parking lot there before. I guess the parking situation isn't htat bad with the meters and Argyle garage above the library.



I am not so sure if this project is right for the neighborhood. I would much rather see Opus build a midrise that is comparable to Park East Tower as opposed to a lower line, entry level lofts. I know there has been talk about them building an ultra-luxury building on Lindell, but it owuld be nice if we had someting other than 'lofts' on this site...

I have to disagree. From what I have seen of the project in the renders, it looks like it fits the area very well and will do wonders for the streetscape (and is ped friendly). I think another tower directly next door wouldn't have been in the interest of the developer, as it would have directly cut into the views of the units in park east. Not to mention the new building would automatically have a side without views. Not an easy sell. This can be done in larger cities, but not here yet. I would much rather have the current project on this lot. Now let's put that midrise you want on another lot close by. Would certainly help the CWE cluster.

I'm not sure I'd call these "entry level lofts." It's all relative, but at $350K for 1,000 sq ft and closer to $550 for 1,800 sq ft these aren't entry level IMO.

I would consider them entry level compared to other properties in the area-Park East Tower, 4545 Lindell, Chase Residences. They certainly are more expensive than many lofts downtwon. I just think we have too many lofts in the city and we need more projects lke 4545 or PET

I kinda disagree. You need a mix. IMO CWE is over supplied with the "High End lofts" With 4545 and Chase park coming, it is only going to be harder to get sales.

The Park East Tower is fully sold and sold its last unit shortly after the building was ready for occupancy. However, several resale units are available. I think Opus is impressed with the CWE due to the success of this project and Park East Lofts and they'll hopefully bring us more projects here and all around the city.

I wonder how sophisticated their market studies were. It's obvious that they either hit the nail on the head, got lucky, or a combination of both.

What are the condo fees and assessments at this building? What does it include?

Most condo fees range anywhere from $.15/sq ft/month or $.55/sq ft/month. I believe in the Park East Tower they are paying around $.35, and I would expect this building to be less than the PET.

Their website says that it is now 70% sold, and that the smaller 1BRs and the 2BRs are mostly sold out.

Does anyone have details on the new streetscape for Euclid between Lindell and Forest Park Ave.? I heard that it will be a model for other urban neighborhoods. The pedestrian section will not be raised from the vehicle section (as with most sidewalks), but will be separated by landscaping which is supposed to be good for water runoff. I think this area will look very attractive when completed.

I've noticed quite a few streets in the London area like this, with no curb, and just lines or landscaping to demark street from sidewalk. They generally seem to have bollards around pedestran crossings at least. I think I recall seeing these in Boston as well. If it will really be the same on Euclid, I wonder how that will work here. I suspect the first time someone goes careening into a crowd of pedestrians there will be outrage over the design, as in, "Who in tarnation came up with this tomfoolery?"

The structure is just now beginning to emerge from below street level. I'm sure it will go faster from here on, but I still doubt if the retail spaces will be ready for "summer 2008" as the sign claims.

That bottom picture looks awesome, are the windows really blue though. That decklooks huge and what are all those people doing just hanging out on their patios. Where are the mosquitoes and the tornado winds.

It always amazes me that in apartments and condos with balconies, you rarely ever see anyone on them. If I had a balcony like that, I'd be on it most of the time I was home.

It looks a little better than cheap roadside motel to me. It looks better than The Standard in LA, which I think really does look like a cheap roadside motel. The balconies over Euclid are nice. With the outdoor seating at the restaurants across the street and those balconies, it should really enliven that block.



I like balconies, I use mine whenever possible, I'm just not home enough.

The concept of balconies overlooking the pool is nice. I lived in a place with that setup and I found myself spending a lot of time out there, looking at the pool. By sheer coincidence a very attractive young neighbor liked to use the pool at the same time every day.

Any PELofts residents out there that can tell us the new closing date?



It seems to be making good progress, but I think they might miss that summer 2008 move in date I once heard.
