It's a HUGE lot for a QT. Like an insanely large lot for just a QT. What are they going to do with the rest??? I wouldn't hate seeing some green space.

I keep wondering with the transition to EVs at what point will investors and elected officials realize new gas stations are a bad investment. They're also a huge pain to redevelop because of the gas tanks.

And such redevelopment will be subsidized by tax payers. STL needs to adapt a fixed number medallion system for gas stations. It's simple, every existing gas station gets a medallion to operate. If somebody wants to build a new gas station, they need to buy the medallion off of another station. Perhaps even require environmental remediation of the old site before transfer can be completed.

I will say the mammoth gas stations like Buckee's and Wally's make a ton of sense in the EV future. Instead of stopping to refuel for 5 minutes, I'll need 30-60 minutes, an available pump, and a convenient place to eat and kill sometime. And if everyone needs that long to fill/charge up, you need ton of charging stations. To a lesser extent QT serve more as convenience stores and bodegas than gas stations. "Everyone" will need that only if we assume everyone goes somewhere to charge instead of plugging in their cars overnight. Over half of households have a garage and would charge at home, also chargers can be placed at malls, restaurants, etc. a lot easier than gas tanks.
