I'm sure you have your choice of various apathetic people in power. Seriously though, I think I will go hoarse talking about the need for a City-wide Form-Based Code. Without it, incremental development will frequently evade us.
But there is a code in that neighborhood and according to the docs they are not building it to code for "personal safety" of their congregation.
Interesting. A parking moat will not increase security for them or their congregation. Plenty of muggings happen in the dead space of parking areas. I am a Muslim and I am calling BS.

Be interesting to see what that looks like. Great to see a parking lot built upon. The lot is big for 8 apts on three floors, hope this occupies only a portion of it.

Final agenda for monday's meeting. The 8 unit building looks pretty good in conceptual rendering but if I read it right, the recommendation is to withhold approval because there is way to much glass/windows in the facade which makes it not comply with the historic standards. (!!)

Pretty hard to read the rendering, but I like the more modern look of the townhouse development. I'd approve it with just some minor tweaks. And the denial of the sun room on Washington Terrace seems petty; such sun rooms/solariums were very common in Victorian times.

If there's one thing about the Central West End that I like it's the amount of really grand architecture from about 1900 on. It seems . . . deeply petty to deny a new structure there simply because it's in a more or less contemporary style. Petty and self destructive. This isn't the French Quarter we're describing. It's a living neighborhood not a period themed amusement park for drunken tourists. I won't say that I like the stucco, necessarily, but I know folks that despise the building at 5725 Lindell (also technically stucco, I believe), and I love that building and think it fits in perfectly by being an outstanding example of its era, and ostentatious as all f***. Which is pretty much what that strip is about. (Love it or leave it.) And it's not as though there aren't a few cheap clunkers in the neighborhood trying too hard to look ostentatious but coming up just a tad short. I don't know. I don't see the grounds for denial on that one. And I have mixed emotions about most of the other denials this time too, save possibly for the fence. There are times neighborhood ordinances go too far. Just my two cents, mind.

So it looks like the 1116 Missouri Avenue one is the Pulte project on the Praxair site, right? Good to see Killeen Design on that one, they do good work and are a St. Louis based business, Benton Park I believe.

That school had a fire. Shame to loose it.
Plenty of empty space nearby to build a senior living facility.
