This is a new proposal submitted by Gateway Real Estate Partners and St. Louis Soccer United for the Hadley Redevelopment Area.





The plan includes:



18,500 seat MLS Stadium

12 Screen Movie Theater

2 Hotels

2, 100,000 s.f. Class A office buildings

250 residential units

50,000 s.f. Retail



Cost: $400 million



They said that if they are not able to get approval for the stadium, they would like to get a "big box user in place of the stadium, namely a tenant like Ikea."

I think you meant to say 300,000 s.f of Class A office space. Not 2.1 million :)



Also, interesting to say they will have 300,000 sqft of class A, plus 50,000 sqft of retail, plus garages... all for $86 Million. ($126 Million with the cost of Land)



That seems awfully low. I am guessing just nice big boxes. (insert my throw up)



Overall, pretty cool. Good location. Wouldn't mind a movie theater.

Please no office space though, at least not 300,000 sqft worth. (I wonder how the Meridian Office tower is. Occupancy that is)



Also, the whole presentation is VERY optimistic about everything. Even the Attendance distribution for the soccer games thinking 40% of people will be coming from that far.

Pure speculation, but it is interesting to note that the minority owner of the Rams has to decide whether he wants to take a major stake in the Rams or sell his share in order to finance a bigger stake in his English Soccer club. Sorry, late, and I can't remember his name for the life of me even though he was featured in Business Journal a few weeks ago. It so happens he made his fortune in Walmart real estate developments. This project would fit nicely for him if he sells his minority share in the Rams and is exactly what St. Louis needs for pro soccer to happen, a big time money man behind the scenes. Unfortunately, why do we need to bulldoze homes.



Beyond wishfull thinking, but wouldn't it be nice if they just bulldozed Dierbergs and build the stadium right on top of the Eager metrolink station. Bulldoze everything between the Meridian and Hanley Station condo's if you want more office/hotel/parking space. Then you got yourself one tremendous TOD for once.

This plan would make that area more of a cluster f than it already is.

Personally, my preference is build the soccer stadium downtown. If Checketts is reading, He builds a soccer stadium on the surface parking lots across from Scottrade. Talk about a great location for St. Louis/Chicago rivalary when the away team can show up with a boat load of people simply by stepping off the train. Clark Street becomes pro sports mecca with a well placed condo/lofts (Cupples Warehouse) anchored by existing hotel/meeting (Union Station, etc.). I just think it would be an impressive area to the rest of the nation when you have MLB, NHL, and MLS as well as numerous NCAA tournaments on one walkable downtown street.



Heck, trade with the county. Let them build a new football stadium (Chrysler plant in Fenton or North Park where you have some semblence of transit and a mesh of freeways) in return for a soccer stadium, funds for bulldozing the Edwards Dome and upgrades to the convention center, and support for keeping the President casino license downtown instead of North County.

Heard about this a while back but I didn'b believe it... I like the idea of being able to walk to the stadium... And a decent theatre in the area would be a plus. Traffic is my only concern and hopefully that will be addressed within the next year.

That's a great idea. Unfortunately in some ways Richmond Heights appears excited to give all their land and taxes to large-scale retail/office developers.

I'll stick with SLU Soccer the most successful soccer college program in the country and the #2 seed WPS team Athletica.

Not $395M for the stadium. More like $135M. The rest is for two hotels, 400K sq ft of office/retail and 250 residential units.

Hate the curved roads. Restore the street grid and align the buildings to the street. I'd love for there to be a cool pedestrian area to congregate before and after the game.

It doesn't appear to me that it would be too friendly to the pedestrian. I would hope special attention is made to make this development friendly to pedestrians coming off the train as well as residents to the east.

They are further along the financing road for this project than most realize. Some deep, deep pocketed investors behind this idea.

^^^ The roads? What about that damned lake?!



And Hanley will be a bear to cross for pedestrians, particularly since the county is making Hanley a virtual expressway through the area. I can see the stadium requiring a pedestrian underpass to accommodate the mass of humanity going to and from MetroLink and the Meridian parking garage.

Jeff Cooper, president of St. Louis Soccer United, issued a statement a short time ago about the Richmond Heights stadium proposal, noting that while he’s talked with Gateway’s Ryan Woods, he’s still focusing on two other sites: In Fenton (at the St. Louis Soccer Park) and Collinsville. Here’s Cooper’s statement:



Ryan Woods approached me with his plan some time ago, but none of our discussions have been serious. In the meantime, earlier this year we acquired the St. Louis Soccer Park from Anheuser-Busch and are committed to exploring that site as a potential home for a new, state-of-the-art stadium for professional soccer. Also, we continue to work with Collinsville, which has been a terrific partner to date. The Richmond Heights proposal is not one that has our attention at this time.



Woods, who heads Gateway, said he’d discussed his proposal with Cooper and that Cooper “was considering it among any number of other options.” But the project is still in very preliminary stages.

Think the parking for this proposal is bad? Has anybody seen what Kansas City is building for the Wizards?

This HAS to have been raised before, but if he is serious about having an MLS team, why not just build a stadium and use the resources for the team and let the rest of any development come from developers!?!?!?!.



Cooper seems to be trying to create a BPV fiasco without the presence of a damn team!

Oh, and my other point that is actually rooted in some logic...



The Rams want a new stadium. Despite the MLS's original desires for soccer specific stadiums, Seattle seems to be setting the mold for the future of the MLS.



Collaborate with the Rams! Back some of the financing to build a brand new, open air stadium in the bottle district for a land swap and or straight purchase of the land. Design and build the stadium so that around 30,000 of the seats can be used easily without the need for the rest of the stadium, and so that when this is the case it doesn't look too empty. Then we have a (in all reality) better stadium in an undeniably better location for the soccer team, with the capacity to expand to around 70,000 and take advantage of soccer like the Sounders have been at Quest every once in a while. The city doesnt have to build a billion dollar stadium that will only be used 8 times a year!

^ I've always liked the idea of an NFL/MLS stadium, I'd prefer to put it on the east riverfront though. Maybe that way Chicago could somehow pay for some of it. At one point east st. louis was pursuing the new busch stadium.



Personally though I'd rather take the 395 million and buy the Hawks back. Scottrade doesn't have to be built :D.

Is Big Bend the east boundry of this development? If not, what is the east boundry? I had heard of the leveling of that part of RH in the past, but assumed the poor economy hurt development efforts. What do residents think of this project or any project in RH? I drive through there everyday. This project would be in a VERY residential area. Many homes would have to be leveled. A part of it is run down, but not all of it. As a matter of fact, Lindbergh Drive and the surrounding area has some pretty nice brick homes, some very new.



I'd assume this project is bordered by Hanley, Dale,Bredell & West Bruno, right up to Maplewood Commons. That area just doesn't seem big enough to support a development of that size. On top of that, most of that area is on a decent sized hill, going down from Hanley to Bredell. The soccer project is baffling to me. I would love to see it, but it is a long shot for sure.
